Catena AB Divests Ten Swedish Properties to Emilshus for SEK 614 Million

Catena AB has signed an agreement to divest ten properties located across Sweden to Emilshus for a total purchase price of SEK 614 million, the company announced April 20, 2026. The agreed consideration exceeds the most recent valuation of the portfolio by approximately 8 percent.
The transaction encompasses properties in Halmstad, Trelleborg, Växjö, Ängelholm, and Malmö, with a combined lettable area of 53,100 square metres and an annual rental value of approximately SEK 45 million. Catena is scheduled to relinquish possession of the properties on July 1, 2026.
Portfolio Breakdown: Ten Properties Across Five Swedish Markets
The properties included in the sale are Konen 5 in Halmstad; Tankbilen 9 in Trelleborg; Postiljonen 1 and Smeden 1 in Växjö; Rebbelberga 26:37 and Rebbelberga 26:38 in Ängelholm; and Olsgård 4, Slätthög 1, Slätthög 2, and Slätthög 6 in Malmö. The buyer, Emilshus, is acquiring all ten assets in a single transaction.

Transaction Details and Closing Timeline
Catena AB will transfer possession of all ten properties to Emilshus on July 1, 2026, approximately two and a half months after the agreement was signed. No financing terms, cap rate, or additional deal structure details were disclosed in the announcement.
The deal was managed regionally within Catena's organization. Fredrik Renå, Regional Manager South, and Jonas Arvidsson, Regional Manager West, are listed as contacts alongside Johan Franzén, Head of Property, reflecting the geographic spread of the assets across southern and western Sweden.
