Catena Acquires 23,260 SF Industrial Real Estate Asset at Helsinki Airport in Vantaa

Catena AB has completed the acquisition of the Cramo Campus in Vantaa, Finland — a fully leased, modern industrial and logistics facility situated immediately adjacent to Helsinki Airport. JLL announced the transaction on May 19, 2026.

The sellers — Terrieri Kiinteistöt Ky, A. Ahlström Kiinteistöt Oy, and S-Pankki Tontti Erikoissijoitusrahasto — divested the asset through a process in which JLL served as sole commercial advisor. Castrén & Snellman acted as legal advisor to the vendors, while HPP served as legal advisor to the buyer. No transaction price was disclosed.

Asset Details

The Cramo Campus comprises approximately 23,260 square meters of leasable industrial area and sits on a 140,000-square-meter plot. Completed in 2021, the facility is 100% leased to Cramo Finland Oy, a Nordic equipment rental company and subsidiary of pan-European operator Boels Group. The site also carries additional development potential of approximately 45,000 square meters of building rights.

The property is located in the Vantaa airport area with connections to major highway routes, placing it within what JLL describes as Finland's most established industrial and logistics hub.

Buyer and Seller Perspectives

Johan Franzén, Head of Property at Catena, described the rationale for the acquisition in terms of both income stability and future optionality. "We are making an attractive acquisition in one of Finland's most established logistics locations," Franzén said. "The modern standard and the opportunity to further strengthen the relationship with Cramo contribute to stable cash flows going forward, while the building rights offer long-term development potential."

Leo Nilsson, Director at S-Bank Properties, characterized the disposition as a natural step in the investment lifecycle. "The asset has represented a high-quality and stable investment for our clients in a central logistics area," Nilsson said. "The transaction is a natural decision at this stage of the investment lifecycle and reflects strong investor demand for modern I&L properties in the Helsinki metropolitan area."

Heini Koivumäki, Director of Capital Markets at JLL Finland, noted the investor interest generated during the process. "The process highlighted strong interest in assets that meet key investment criteria: superb location with excellent connectivity, stable income from a market-leading tenant, and modern technical specifications with significant long-term development potential," Koivumäki said.

Market Context

The transaction reflects investor demand for modern industrial and logistics properties in the Helsinki metropolitan area, as noted by the sellers. The Vantaa airport submarket is described by JLL as Finland's most established industrial and logistics location.

Catena is listed on Nasdaq Stockholm. The Cramo Campus acquisition adds a single-tenant, fully leased asset with embedded development potential to its portfolio.

Advisors and Transaction Structure

JLL (NYSE: JLL) served as the sole commercial advisor to the selling consortium. Legal representation was provided by Castrén & Snellman on the sell side and HPP on the buy side.

JLL reported annual revenue of $26.1 billion and operations in over 80 countries as of the first quarter of 2026.
