CBRE has arranged the $32 million sale of Commons at Valencia, a two-building Class A office campus totaling approximately 157,189 square feet in Valencia, California. Strauss Investments LLC acquired the property from Harbor Associates, with the transaction closing around September 4, 2026.

The campus is located at 25124 and 25152 Springfield Court in the heart of the Santa Clarita Valley, adjacent to Interstate 5. The sale price equates to approximately $203 per square foot.

Property Overview: Two Buildings, 625 Parking Spaces

Originally built in 2005, Commons at Valencia consists of two three-story office buildings situated on approximately 8.96 acres. Building A at 25152 Springfield Court spans approximately 86,944 square feet, while Building B at 25124 Springfield Court totals approximately 77,955 square feet. A two-story parking structure provides 625 parking spaces across the campus.

At the time of sale, the property was 79% occupied and housed a diverse tenant roster spanning professional services, insurance, financial services and real estate. The campus carried available suites at both buildings, with spaces ranging from approximately 1,797 to 13,172 square feet and asking rents around $39 per square foot annually for some listings.

The property underwent an extensive capital improvement program in 2020 that included upgraded lobbies and corridors, new spec suites, roof and HVAC improvements, refreshed common areas, a smart café, furnished outdoor space and electric-vehicle charging stations.

Lease-Up Strategy Underpins the Acquisition

The transaction represents a value-oriented office investment, with Strauss Investments LLC acquiring a partially leased Class A campus rather than a fully stabilized asset. The 79% occupancy level at closing leaves meaningful remaining vacancy across both buildings — leasing information showed six available spaces at 25152 Springfield Court and five at 25124 Springfield Court at the time of sale — giving the buyer the opportunity to increase leased area and capture additional income from the prior owner's capital improvements.

The campus's location next to Interstate 5 provides regional connectivity throughout the Santa Clarita Valley, San Fernando Valley and Ventura County, a factor central to the investment thesis for suburban office assets that offer parking, freeway access and lower-density environments.

Valencia Submarket Context

According to CBRE Research, Valencia ranks among the stronger-performing office submarkets in the broader San Fernando Valley market, supported by a diversified employment base, high household incomes and ongoing residential growth. The market continues to attract tenants seeking well-located suburban office environments with access to a highly educated workforce and a deep regional amenity base.

The approximately $203 per square foot sale price reflects both the asset's 79% occupancy and the broader risk premium attached to office properties with lease-up requirements. The pricing also serves as a benchmark for suburban Los Angeles office assets, coming in materially below the replacement cost of a modern Class A campus in many Southern California locations while offering the buyer potential upside through leasing execution at a recently improved property.
