CBRE has arranged the $8.125 million sale of a 36,000-square-foot, single-tenant industrial distribution facility at 2510 Evergreen Avenue in West Sacramento, California, the firm announced July 15, 2026. The seller, 2510 Evergreen LLC, was represented by CBRE's Matt Post, Anthony DeLorenzo, and Sammy Cemo in the transaction.

The buyer, identified as a private investor, acquired the asset as a long-term investment. The property is 100% leased to ABC Supply Company Inc., described in the announcement as one of the largest wholesale distributors of roofing materials in North America. The sale price equates to approximately $226 per square foot based on the building's 36,000-square-foot footprint.

Asset Overview and Transaction Details

The industrial facility sits on a 2.8-acre site at 2510 Evergreen Avenue and functions as a fully leased distribution facility. The single-tenant configuration and occupancy were central to the asset's appeal, according to CBRE.

"Well-located industrial assets with quality tenants and functional improvements continue to attract strong buyer interest, especially when they are appropriately marketed," said Matt Post, first vice president at CBRE. "We received significant interest soon after going to market and were fortunate to ultimately select an excellent buyer who closed at our asking price and who will enjoy owning this asset for many years."

The transaction closed at the asking price, according to Post's remarks. No cap rate was disclosed in connection with the sale.

West Sacramento Submarket Fundamentals

West Sacramento is described by CBRE as one of the more sought-after industrial submarkets in the greater Sacramento region, driven by its access to Interstate 80, Interstate 5, and State Route 50, as well as proximity to the Port of Sacramento and Sacramento International Airport.

Market conditions in the submarket remain notably tight. According to CBRE, vacancy for Light Industrial Class B space in West Sacramento stands at approximately 1.3%, with no new construction currently underway. CBRE noted that the combination of low vacancy and an absent supply pipeline reinforces strong market fundamentals and tenant demand, conditions that contributed to the competitive interest the listing generated.
