CBRE Investment Management has acquired a six-building, 2.3 million-square-foot East Coast logistics portfolio spanning three markets — Central New Jersey, Charlotte and Atlanta — on behalf of a separate account client, the firm announced Aug. 12, 2026.

The portfolio is 100% leased to seven tenants and comprises one building in Central New Jersey, three buildings in Charlotte and two buildings in Atlanta. Assets feature 32- to 40-foot clear heights, ESFR sprinklers, LED lighting and functional loading and parking configurations.

Portfolio Geography and Market Rationale

The three markets were selected for distinct demand characteristics. Central New Jersey sits at the geographic midpoint of the Boston-Washington corridor and provides direct access to the Port of New York and New Jersey — the largest gateway port on the East Coast — with a two-hour consumer reach of more than 26 million people.

The Charlotte assets are positioned along the I-77 corridor in Iredell County, serving one of the fastest-growing affluent submarkets in the Southeast. The Atlanta buildings occupy a supply-constrained infill position within the I-20 West submarket, with direct access to Hartsfield-Jackson Atlanta International Airport and the Port of Savannah.

Jesse Harty, Head of Americas Logistics Operator Division at CBRE Investment Management, emphasized the scale of the transaction relative to the firm's broader platform. "At 2.3 million square feet, this is a significant addition to our logistics platform and reflects the scale we are able to deliver for our clients through deep market relationships and a disciplined, high-conviction approach to capital deployment," Harty said.

Industrial Investment Strategy and Market Context

The acquisition reflects a broader pattern among institutional investors favoring fully leased, modern logistics assets in high-barrier markets. The portfolio's 100% occupancy across seven tenants reduces near-term leasing risk and supports cash flow underwriting. The physical specifications — particularly the 32- to 40-foot clear heights and ESFR fire suppression systems — are consistent with assets positioned to serve e-commerce fulfillment and regional distribution.

The transaction was structured as a core investment on behalf of a separate account client. Sale price, cap rate and seller identity were not disclosed in the announcement.
