C3M Power Systems, a subsidiary of Clark Construction Group, has signed a lease for more than 141,000 square feet at The The Silverman Group's Capital Interstate Logistics Center in Forestville, Maryland, the companies announced Aug. 10.

The deal brings C3M — which designs and maintains electrical infrastructure for railways, airports, highways and other transportation projects — into a former furniture showroom that The Silverman Group is repositioning as a regional distribution and logistics hub at 3300 Marlo Lane in Prince George's County.

Lease Structure and Facility Details

Under the terms of the lease, C3M Power Systems will occupy the building's existing 110,000 square feet as well as roughly half of a planned 66,000-square-foot addition currently under development. Silver Line Development, The Silverman Group's general contracting division, will also construct a new 34,000-square-foot office tailored to C3M's operations within the existing portion of the facility.

The Silverman Group expects to complete the expansion by summer 2027, which will bring the facility's total size to roughly 176,000 square feet. Upon completion, the building will feature 32-foot clear heights throughout, 37 dock doors, fenced outdoor storage and ample parking. Approximately 35,000 square feet of the planned addition remain available for lease, with Cushman & Wakefield's John Boote and McLane Fisher continuing to market the remaining space.

The logistics center sits on approximately 11 acres just west of the Capital Beltway, near the intersection with Pennsylvania Avenue, and carries about 40 feet of frontage signage along Route 4.

Consolidation of C3M's Maryland Operations

The new lease consolidates C3M Power Systems' two existing Maryland facilities — located at 1030 Hampton Park Blvd. in Capitol Heights and 3200 Hubbard Rd. in North Englewood — into a single operation, bringing the company's full Maryland team under one roof.

Chuck Hinton, division president at C3M, cited the building's proximity to the Capital Beltway and its design as key factors in the decision. "The building's location near the Capital Beltway and thoughtful design made it the right long-term fit for the company," Hinton said in a statement.

Blake Silverman, president of Basking Ridge, New Jersey-based Silverman Group, said the transaction aligned with the firm's goals for the property. "This lease represents exactly what we envisioned when we acquired the property," Silverman said in a statement. "Our goal was to transform an underutilized asset into a modern industrial facility capable of attracting best-in-class users."

Property History and Silverman Group's Acquisition

The Capital Interstate Logistics Center has a long history as a retail destination. The 1970s-era building served for years as a showroom for Marlo Furniture, which went out of business last year, and was more recently occupied by an Ashley Outlet & Clearance Center.

The Silverman Group acquired the property in May 2026 for $25 million from Boston-based Oliver Street Capital, which had jointly purchased it with Dallas-based CGMG Capital in late 2021 for approximately $31 million. Silverman moved to convert the former showroom into a distribution hub based on its view of Prince George's County as a supply-constrained industrial market.

Toby Nelson, executive vice president of leasing at The Silverman Group's SL Industrial Partners, said the firm sees the county as "one of the region's most supply-constrained industrial corridors," a dynamic that informed the decision to reposition the asset for logistics use.

Silverman Group's Broader Mid-Atlantic Expansion

The Forestville lease is part of a broader push by The Silverman Group to expand its industrial footprint across Maryland and Virginia. In January 2026, the company acquired a portfolio of approximately 50 small-bay, flex and industrial warehouses in the two states for $203 million, adding roughly 1.4 million square feet to its holdings. That acquisition followed a November 2025 purchase of a six-building, 1 million-square-foot portfolio near Richmond International Airport.

Industrial vacancy in Suburban Maryland stood at 7.0% in the second quarter of 2026, with average asking rents at $14.34 per square foot on a net basis. In Prince George's County specifically, vacancy was reported at 7.86%, with rental rates in the relevant submarket reaching $21.57 per square foot, reflecting the relative tightness of well-located infill product in the corridor.
