CBRE Investment Management Closes $2.115B Asia Value Partners 7 Fund, Targeting APAC Logistics Real Estate Development
CBRE Investment Management has closed its Asia Pacific value-add real estate fund, Asia Value Partners 7 (AVP 7), with total equity commitments of $2.115 billion — exceeding its original $1.5 billion fundraising target. The fund is expected to wield more than $5 billion in total purchasing power over a 36-month investment period, the firm announced March 17, 2026.
The fund received $1.865 billion in direct equity commitments, surpassing its target by approximately 24 percent. An additional $250 million was secured through co-investment capital, bringing total equity raised to $2.115 billion.
Fund Strategy: Logistics-Focused Real Estate Development in Asia Pacific
Consistent with its predecessor funds, AVP 7 will pursue build-to-core and reposition-to-core opportunities within the most developed and liquid markets of Asia Pacific. At least 80 percent of equity commitments are designated for logistics investments. The fund may also selectively invest in other sectors supported by strong structural drivers or asset mispricing.
Japan is a central focus of the fund's deployment strategy. Adrian Baker, President and Chief Investment Officer of APAC Direct Real Estate and Portfolio Manager for the fund series, highlighted the opportunity set in the region.
"The APAC region continues to offer compelling opportunities for value creation," Baker said. "We are unlocking value in Japan in particular, targeting well-located standing assets below replacement cost and applying our operating expertise to develop and reposition high-demand logistics facilities. These strategies allow us to capture structural growth in the logistics sector while creating durable, long-term performance for our investors."
The fund has already secured three investments and maintains an advanced pipeline expected to drive active deployment throughout 2026.
Investor Base and Fund Structure
AVP 7 attracted 15 institutional investors from the United States, Europe, the Middle East, and Asia Pacific — a mix of existing and new capital partners. The fundraise was completed in approximately 15 months, with positive assessments from several leading investment consultants.
