CBRE's Joe Nydahl and Josh McDonald Broker $85.25 Million Sale of West End District in Beaverton, Oregon

CBRE has brokered the $85.25 million sale of West End District, a 424-unit, Class A mixed-use multifamily community located at 14700 SW Rocket St. in Beaverton, Oregon, the firm announced Sept. 10. Taylor Morrison, which developed the property, sold the asset to Grand Peaks, a Denver-based owner and operator.
CBRE's Joe Nydahl and Josh McDonald represented Taylor Morrison in the transaction. Grand Peaks partnered with PCCP LLC as equity capital partner on the acquisition, and CBRE also arranged Freddie Mac financing for the deal. Greystar will manage the property following the close.
Asset Profile: Silicon Forest Corridor
West End District comprises 424 apartment homes spread across 12 four-story residential buildings on approximately 13.5 acres in Beaverton's Silicon Forest corridor. The community was completed in 2021 and 2022. Unit types include studios, one-bedroom, and two-bedroom apartments, with studios starting around 600 square feet and larger two-bedroom units reaching approximately 1,164 square feet.
The property also includes approximately 34,000 square feet of ground-floor retail space programmed for neighborhood-serving shops, dining, and services. The community sits adjacent to the Tualatin Hills Nature Park and within minutes of major employers including Nike and Intel, giving residents direct access to one of the region's strongest employment corridors.
The transaction values the asset at approximately $201,000 per unit, a premium to the Portland metro average for multifamily assets.
Buyer's Value-Add Plans
Grand Peaks and PCCP LLC plan to upgrade the property's existing amenity package. Planned improvements include a larger, modernized fitness center, a new wellness studio, a pet spa, and an upgraded package locker system.

Investment volume in the market has also rebounded in recent periods, providing a favorable backdrop for a suburban, Class A asset of this scale.
West End District's location within the Silicon Forest corridor — home to major technology and manufacturing employers — and its proximity to the Tualatin Hills Nature Park underscore the suburban demand drivers that have supported multifamily performance in the Beaverton submarket.
