CBRE's Kirk Adams and Katherine Lee Broker Protomiq Headquarters Relocation to Atlanta's Central Perimeter

Protomiq, a digital sales conversion platform for automotive dealerships, has signed a lease at North Terraces at 400 Perimeter Center Terrace in Atlanta's Central Perimeter submarket, relocating its corporate headquarters from Chapel Hill, N.C. CBRE's Kirk Adams and Katherine Lee represented Protomiq in the transaction, guiding the company through site selection and lease negotiations to a space available for immediate occupancy.

A Strategic Move Tied to Leadership Change and Growth

The relocation follows Protomiq's appointment of a new chief executive officer, Jorge de Castro, and marks the company's formal establishment of an Atlanta headquarters for its North America team. Protomiq provides auto dealers with data- and analytics-enriched digital experiences designed to convert online car shoppers into buyers.

The move also coincides with Protomiq's appearance on the 2026 Inc. 5000, the annual ranking of America's fastest-growing private companies. The company placed No. 3,165 overall, No. 130 among companies in the Atlanta–Sandy Springs–Roswell metro area, No. 15 among automotive companies nationally, and No. 146 in Georgia — its second appearance on the list.

Why Central Perimeter and North Terraces

Protomiq selected Central Perimeter in part for its access to both urban and suburban talent pools across metro Atlanta and for its proximity to the region's automotive industry concentration. North Terraces is a two-building, roughly 540,000-square-foot multi-tenant office campus built in 1984 and situated on approximately 11.73 acres. The property carries LEED Gold certification and offers amenities including a conference center, fitness center, food service, banking, dry cleaning, and a private shuttle connection to MARTA. The campus sits near I-285 and GA-400, providing regional commuter access from intown neighborhoods and the northern suburbs alike.

Central Perimeter Leads Atlanta in Office Absorption

The lease lands in one of metro Atlanta's most active office submarkets. Central Perimeter led the Atlanta metropolitan statistical area with 169,000 square feet of positive absorption in the second quarter of 2026, according to CBRE. Asking rents at upper-tier suburban Atlanta office properties have been running in the mid-$30s per square foot on a full-service gross basis, with the broader Atlanta metro averaging approximately $33.77 per square foot.

North Terraces features 11-story buildings with roughly 49,400-square-foot typical floorplates and approximately 1,900 parking spaces, offering the scale and infrastructure suited to a growth-stage tenant. The campus's immediate-occupancy positioning was a key factor in Protomiq's selection.
