Centuria announced June 22 that its New Zealand Industrial Fund has secured $117 million in green loans aligned with the Asia Pacific Loan Market Association (APLMA) Green Loan Principles, targeting eligible industrial assets within the fund's portfolio that meet qualifying sustainability credentials.

Deal Structure and Green Loan Framework

The financing is structured against eligible projects within the Centuria NZ Industrial Fund that meet qualifying sustainability credentials, according to the firm's announcement. The loans are aligned with APLMA Green Loan Principles. Centuria did not disclose specific pricing terms, lender identity, or detailed eligibility criteria for this facility.

The source announcement identified 78 Tidal Road, Māngere, Auckland as an asset associated with the fund.

Strategic Fit Within Centuria's ESG Program

The green loan transaction is consistent with sustainability initiatives Centuria has pursued across its platform. In early 2026, the firm completed the electrification of two A-Grade Perth office buildings as part of an initiative to eliminate gas and diesel from its operations. Centuria's agriculture vertical reached $1.3 billion following the December 2025 acquisition of Arrow Funds Management's Arrow Primary Infrastructure Fund, and includes operations such as the Boombera Park macadamia orchard in New South Wales and a closed-loop aquaculture and glasshouse system at its Cobbitty organic operations.

The NZ Industrial Fund green loans extend that sustainability focus into Centuria's New Zealand industrial holdings. Centuria did not disclose whether the facility carries margin incentives tied to sustainability performance indicators.

Broader Group Performance

The green loan announcement follows a period of positive financial momentum for Centuria Capital Group. In February 2026, the firm upgraded its FY26 earnings guidance, citing growth in its alternatives platform as the primary driver. The group had previously reported FY25 earnings exceeding guidance in August 2025, with a forecast of 10% further growth in FY26 earnings at that time.

The $117 million in NZ green loans adds to a series of capital markets transactions Centuria has executed across its industrial platform, including a joint $200 million acquisition of three Western Sydney warehouses with BGO in May 2025, a $33 million Tottenham, Victoria industrial facility secured for its Starwood Capital partnership, and the divestment of three Southeast Queensland industrial assets at an average 25% premium to book value.
