SAVANNAH, Ga. — July 1, 2026Certares Management Management and Clearview Hotel Capital LLC have jointly acquired the Hyatt Regency Savannah, a 351-room full-service hotel situated along River Street in Savannah, Georgia, the firms announced Tuesday. The acquisition represents Certares' 17th hotel purchase since the firm launched its real estate platform in 2021 and further expands its portfolio to more than 4,000 hotel keys across premier U.S. travel markets.

Financial terms of the transaction were not disclosed. The deal was made through Clearview Hospitality Fund I, Clearview Hotel Capital's first commingled closed-end fund.

Property Overview: A Riverfront Convention Asset in Savannah's Historic Core

Originally opened in 1981, the Hyatt Regency Savannah occupies a riverfront position along River Street and adjacent to Savannah's Historic District. The property comprises 351 guestrooms, including 31 suites, more than 40,000 square feet of meeting and event space, multiple food and beverage outlets, and a parking garage accommodating more than 300 vehicles.

The hotel's location provides direct access to one of the country's most visited leisure destinations, positioning the asset to serve a broad mix of leisure, corporate, and group travelers.

The Hyatt Regency Savannah is a large-format, upper-upscale convention hotel with substantial meeting space, a branded flag, and the ability to host a range of group events. The combination of riverfront frontage, historic district adjacency, and significant meeting capacity places the asset at the intersection of Savannah's leisure and group demand segments.

Strategic Rationale: Diverse Demand Drivers in a Growing Market

Both firms cited Savannah's expanding demand base as central to the investment thesis. The acquisition reflects Certares' continued focus on investing in high-quality hospitality assets in markets with strong long-term demand fundamentals, the firm stated. Certares specifically pointed to the recent expansion of the Savannah Convention Center as a driver of growing group business demand, alongside the Port of Savannah's role in sustaining broader regional economic growth.

"The Hyatt Regency Savannah exemplifies our strategy of investing in strong, well-located hotels in growing markets," said Nolan Hecht, Senior Managing Director of Certares. "We specifically seek out markets where there are diverse demand drivers in both leisure and business, and there is no better example of this than Savannah, which has significantly built out its business infrastructure while doubling down on leisure destinations like the Historic District that make it so unique. Partnering with Clearview, an experienced Savannah hotel owner, will help us capitalize on the property's full potential."

Clearview Hotel Capital brings existing market knowledge to the partnership. Jon Kline, Founder and CEO of Clearview Hotel Capital, noted the firm has owned and operated hotels in Savannah for many years.

"Having owned and operated hotels in the Savannah market for many years, we have long admired the Hyatt Regency's exceptional location and strong presence in the market," Kline said. "Savannah has a strong growth trajectory as a hub for both vacationers and meetings. Together with Certares, we look forward to enhancing the property and further strengthening its position as one of the leading hotels in the Southeast."

Planned Capital Investment

The partnership has indicated plans to invest in guestroom and guest-facing improvements designed to elevate the property's competitive positioning. The firms stated their intention to preserve the hotel's role as a destination for the full spectrum of travelers while making targeted upgrades. Specific scope, budget, and timeline for the renovation program were not disclosed.

The Hyatt Regency Savannah will continue to operate under the Hyatt Regency brand, a flag of Hyatt Hotels Corporation, following the ownership change.

Market Context: Savannah's Hospitality Landscape

Savannah has emerged as one of the faster-growing hospitality markets in the United States, according to the firms' announcement. The city's demand profile draws on multiple sources: leisure tourism anchored in the Historic District, group and convention business supported by the recently expanded Savannah Convention Center, and business travel generated by activity at the Port of Savannah and related regional development.

Both Certares and Clearview explicitly cited Savannah's combination of tourism, port-driven commerce, and convention infrastructure as a key factor in framing the acquisition. The Savannah Convention Center expansion, referenced in the announcement, is expected to increase the volume and scale of group events the market can accommodate.

Key transaction metrics, including sale price, cap rate, and debt financing terms, were not disclosed in the announcement.
