Charter Hall and WSI Secure O'Brien as First Anchor Tenant at Western Sydney International Airport Business Precinct
Charter Hall and Western Sydney International (Nancy-Bird Walton) Airport (WSI) have signed O'Brien, described as Australia's leading glass repair and replacement provider, to a 10-year lease at the newly established WSI Business Precinct in Badgerys Creek, New South Wales, marking the first anchor tenant commitment at the greenfield development adjacent to Sydney's newest international airport.
The deal, announced May 5, 2026, involves a 17,000 square metre purpose-built facility that will serve as O'Brien's National Distribution Centre and Centre of Excellence. Civil works have already commenced on site, with occupation scheduled for February 2027.
First Lease Milestone for Western Sydney Airport Business Precinct
The WSI Business Precinct is a 20-hectare, 24/7 greenfield development located along Elizabeth Drive, designed to accommodate a broad range of logistics, services, and employment-generating uses. Stage one of the development is planned to include modern warehouses and logistics facilities, ancillary offices, fast food and beverage outlets, and convenience retail — serving both airport operations and businesses across the broader region.
The precinct connects to Sydney's arterial road network and benefits from proximity to the recently opened, toll-free M12 motorway, as well as the M7 and M4 motorways. The surrounding area has seen more than $20 billion in infrastructure investment, according to the announcement.
Charter Hall Industrial & Logistics CEO Richard Stacker said the O'Brien commitment reflects growing confidence in Western Sydney as an economic and employment hub.
"The Precinct has been designed to support businesses seeking scale, connectivity and modern infrastructure," Stacker said. "O'Brien's decision to relocate their Centre of Excellence and long-standing existing facility demonstrates how the new precinct can unlock significant growth opportunities for our customers as they plan for the future."
O'Brien Facility to Anchor Logistics Operations at WSI
The new 17,000 square metre facility will bring together advanced logistics operations, new automation, and a contemporary working environment in a purpose-built setting. O'Brien Managing Director Miles Wilson described the project as a long-term infrastructure investment for the business.

"Our new National Distribution Centre reflects O'Brien's commitment to future ready operations, sustainable growth and creating lasting value for our people, our partners and the Western Sydney community."
Wilson added that being the first development in the WSI Business Precinct "underscores our confidence in the region and our commitment to investing in infrastructure that supports our people, our customers and long-term growth."
Airport Opening and Employment Generation Underpin Precinct Development
WSI CEO Simon Hickey said O'Brien's commitment marks another milestone ahead of the airport's scheduled passenger flight launch in October 2026.
"O'Brien's investment is a vote of confidence in WSI and will create more meaningful local job opportunities," Hickey said. "And they'll soon be joined by additional tenants as part of the first phase of the Precinct's development that's designed to service flight crews, the broader airport workforce and local community, as well as international visitors and Australian travellers."
Stage one of the precinct is anticipated to generate approximately 400 jobs during construction and a further 2,000 ongoing roles once fully occupied and operational, according to the announcement. The broader Western Sydney region is described in the release as Australia's third-largest economy and one of its fastest-growing regions.
Financial terms of the lease were not disclosed. Additional tenants for stage one of the precinct are expected to be announced ahead of the airport's October 2026 passenger flight commencement.
