Citigroup Center Signs Four New Tenants Including Darktrace, INCAE, Inc., Foundever and The Consulate of the United Arab Emirates, Totaling 18,000 SF

Citigroup Center, the 810,000-square-foot, 34-story trophy tower at the corner of Biscayne Boulevard and Southeast 2nd Street in Downtown Miami, has executed four new leasing agreements over the past three months, the building's ownership announced. The incoming tenants — Foundever, The Consulate of the United Arab Emirates, INCAE, Inc., and Darktrace — collectively account for approximately 18,000 square feet of newly leased space. Steven Hurwitz and Doug Okun of JLL represent the landlord in the leasing of Citigroup Center.

Four New Tenants Span Multiple Sectors

The four transactions bring a diverse mix of occupiers to the tower. Foundever, a global customer experience company, signed a lease for 5,655 square feet, relocating from 600 Brickell. The Consulate of the United Arab Emirates signed a lease for a 4,859-square-foot, move-in-ready spec suite. INCAE, Inc., a higher education institution, signed a 5,365-square-foot spec suite. Darktrace, an AI cybersecurity company, signed a lease for a 4,554-square-foot spec suite.

With the exception of Foundever, all three remaining agreements involve newly completed spec suites delivered as part of the third phase of Citigroup Center's move-in-ready spec suite program.

Spec Suite Program Nears Capacity, Fourth Phase Planned

The latest transactions continue a programmatic spec-suite rollout that has become central to Citigroup Center's leasing strategy. The third phase of the program spans over 26,000 square feet and is nearing full occupancy, with only one suite remaining. Since launching the initiative, the tower has delivered nearly 130,000 square feet of spec suites across three phases. Ownership is advancing plans for a fourth phase comprising an additional 25,000 square feet of spec suites.

The new leases also extend a broader leasing run at the property. The building has executed nearly 60,000 square feet of leases across 11 companies in 2025, including the University of Florida and Stream Realty Partners.

"The appetite for ready-made workplaces is being driven by employers seeking both speed-to-occupancy and a workplace experience that helps attract and retain talent," said Steven Hurwitz. "We're consistently seeing companies reevaluate their office strategies and intentionally look outside of Brickell, particularly as occupancy costs rise."

Brickell-to-Downtown Migration Continues

Foundever's relocation from 600 Brickell is consistent with a migration pattern the building has tracked since 2022. Citigroup Center has welcomed approximately a dozen companies relocating from Brickell office properties over that period. Notable prior relocations include Greater Miami Convention & Visitors Bureau, Kasowitz Benson Torres, Banco General, and Fowler White, whose approximately 19,000-square-foot lease in 2024 was cited as one of the building's largest recent commitments.

Capital Improvements and Amenities

Citigroup Center underwent a series of capital improvements in 2024, including a renovated lobby featuring an open-air café and lounge seating, and an executive valet program with a dedicated lounge. Earlier this year, Cactus Club Cafe, a Canadian-owned premium casual dining concept, opened its first Florida location on the ground floor of the tower. The 10,000-square-foot indoor-outdoor restaurant and lounge features curated artwork, private dining, and an expansive patio.

The building's on-site amenity package includes a 9,000-square-foot conference center, along with health and wellness programming, on-site car wash, valet parking, an ATM, a dedicated Tenant Experience Coordinator, and a tenant experience app. An interior connection to the InterContinental Miami provides tenants with access to additional fitness, spa, event, and dining options.

Citigroup Center holds WELL Health-Safety and Energy Star ratings and offers views of Biscayne Bay and Bayfront Park. The property is located near I-95, Brickell Avenue, Bayfront Park Metromover Station, the MacArthur Causeway, and Brightline's MiamiCentral Station. The building is described by ownership as the second-largest Class A office building in Florida.
