Clarion Partners Europe Acquires Two Dutch Warehouses for €50 Million, Deepening North Brabant Footprint

Clarion Partners has acquired two logistics warehouses in the Dutch province of North Brabant for a total consideration of €50 million, the firm announced Aug. 3, 2026. The transactions, executed on behalf of one of its commingled funds, add approximately 33,226 square meters of modern, fully leased industrial space in Eindhoven and Tilburg — two of the Netherlands' most supply-constrained distribution markets.

Two Assets, Two Core Logistics Hubs

In Eindhoven, Clarion Partners Europe acquired a warehouse at Business Park Nieuw Acht / GDC Eindhoven Acht. Completed in 2020, the property totals approximately 17,000 square meters of warehouse and office accommodation and holds a BREEAM In-Use Very Good certification. The asset is fully leased to a leading Dutch fresh-produce wholesaler and benefits from direct access to the A2, A50, and N2 ring roads, as well as proximity to Eindhoven Airport.

In Tilburg, the firm acquired a Grade A warehouse constructed in 2019. The 16,226-square-meter property features LED lighting, rooftop photovoltaic panels, and a BREEAM Very Good certification. The asset is fully leased and sits within the Brabant logistics corridor, with immediate access to the A58, A65, A67, and A2 motorways. Clarion Partners Europe already owns several properties in Tilburg, making the acquisition an extension of an existing cluster strategy in the city.

Across both properties, the combined transaction implies an average acquisition price of approximately €1,500 per square meter, consistent with core Dutch logistics pricing for modern, fully leased stock in undersupplied submarkets.

Strategy: Income Security and ESG Compliance

Neli Mihova, Vice President at Clarion Partners Europe, said the deals reflect the firm's core acquisition criteria. "These transactions strongly align with our strategy of acquiring generic assets in core logistics markets with strong ESG specifications, which generate robust day-one income whilst offering reversionary downside protection," Mihova said.

Both properties are 2019–2020 vintage, fully occupied, and carry BREEAM certifications — characteristics that align with institutional tenant requirements around energy efficiency and on-site renewable energy. The Tilburg asset's rooftop photovoltaic panels are a feature increasingly sought by occupiers managing their own sustainability targets.

Market Conditions: Low Vacancy, Constrained Supply

Rory Buck, Managing Director at Clarion Partners Europe, pointed to structural supply-demand dynamics as a key driver of the firm's conviction in the Netherlands. "The Netherlands remains one of our high conviction markets. With higher financing and construction costs weighing on new development, vacancy rates for prime assets in many of Europe's leading distribution hubs are at or close to historic lows. With market dislocation, we see a compelling window to deploy capital in a disciplined manner," Buck said.

North Brabant is widely regarded as one of the Netherlands' premier industrial and logistics regions, anchored by its motorway network and proximity to the Port of Rotterdam and the Port of Antwerp. Eindhoven and Tilburg sit within this corridor, which also connects to German markets via the A67. The combination of limited new development — a function of elevated construction and financing costs — and persistent occupier demand has kept prime vacancy near historic lows across the region's leading distribution parks.

Clarion Partners Europe describes the Netherlands as a core market, where it manages a portfolio of ESG-compliant assets leased to a mix of national and international occupiers. The two acquisitions extend that portfolio in submarkets where the firm has identified both income stability and potential for rental reversion.
