Colliers and Savills have been appointed joint sole agents for the public tender sale of THE BOUNDARY, a newly completed 23-storey composite building at 2C Boundary Street in Hong Kong's Mong Kok district, the firms announced on 24 June 2026. The vendor, Bright View Land Development Limited, is offering the entire building as a single en-bloc transaction, with the public tender closing at noon on 11 August 2026.

THE BOUNDARY sits on a site area of approximately 2,819 square feet and comprises 58 residential units with a combined saleable area of approximately 13,174 square feet. The unit mix consists of 38 studio units and 20 one-bedroom units. The building also includes two ground-floor retail shops with a combined gross floor area of approximately 998 square feet.

The development is equipped with two residential lifts, a clubhouse, and approximately 1,000 square feet of communal garden space. The project has received a provisional BEAM Plus Provisional Gold rating from the Hong Kong Green Building Council. The final rating is subject to subsequent review and formal confirmation by the Council.

No asking price, reserve price, or financing terms were disclosed in the marketing materials released by Colliers and Savills.

The property is situated in Mong Kok, within the core urban area of Kowloon. The building is within walking distance of MTR Prince Edward Station, from which Kowloon Tong Station is two stops via the Kwun Tong Line, according to the marketing materials. The marketing materials describe the property as offering "immediate deployment opportunities" as well as "long-term capital appreciation potential," though prospective purchasers are advised to consider their own financial circumstances independently.

Tender Structure and Transaction Background

The sale is structured as a public tender. Because all residential units are intended to be sold to a single buyer under one preliminary agreement for sale and purchase, the vendor is not required to prepare a standard sales brochure under the Residential Properties (First-hand Sales) Ordinance.

Bright View Land Development Limited is the vendor of record. Its holding companies are listed as Bright View Land International Limited and BVL Holding Limited. Johnson Stokes & Master is acting as the firm of solicitors for the owner in relation to the sale of residential properties in the development. Bank of China (Hong Kong) Limited is identified as the authorized institution that provided construction financing for the development.
