Colliers Arranges 101,000-Square-Foot Industrial Lease at Axia Business Park in Herriman, Utah
HERRIMAN, Utah — Colliers has arranged a lease of more than 101,000 square feet at Axia Business Park in Herriman, Utah, the firm announced May 14. The transaction, completed on behalf of landlord Axia Partners, reflects continued occupier demand for institutional-scale flex industrial space in Southwest Salt Lake County.
Deal Details: DIME Beauty Expands Distribution Footprint
The tenant, DIME Beauty, along with its affiliated brand SMPL, will occupy more than 101,000 square feet at the park, located at 15897 S Axia Drive, to support the continued expansion of its distribution operations. The leased space represents roughly 44 percent of the building's total 232,032-square-foot footprint.
Axia Business Park sits on approximately 20.9 acres and comprises a single institutional-quality flex industrial facility designed to accommodate both multi-tenant and full-building occupancy. The building features a 36-foot clear height and a flexible configuration suited for a range of logistics and light industrial uses.
Colliers' Jarrod Hunt, Andy Blunt, and Lana Howell represented the landlord in the transaction. The tenant was represented by Hughes Marino's Michael Doyle and Matt Mangum.
Brokers Cite Demand for Scalable Flex Industrial Space
"This lease reflects continued depth of demand for scalable flex industrial space in the southwest valley," said Hunt, a Vice Chair at Colliers. "Assets that can accommodate both multi-tenant and full-building occupancy are capturing a broader cross-section of occupiers, particularly as companies expand beyond more supply-constrained submarkets."
Andy Blunt, Vice President at Colliers, pointed to shifting tenant priorities as a driver of activity in the submarket. "As development activity expands across the southwest valley, tenants are placing greater emphasis on locations that can support long-term growth and access to a growing labor base," Blunt said. "This transaction reflects that shift."
Property and Submarket Context
The property is situated near The Point, a large-scale mixed-use development expected to introduce additional infrastructure and employment density to the region. Colliers brokers noted that the facility's location provides access to key regional transportation corridors and a growing labor base.
