Colliers has brokered the $14.5 million sale of Bruner Commerce Park, a three-building, ±52,155-square-foot Class A industrial asset located at 1600–1620 Raiders Way in Henderson, Nevada. The transaction, announced July 23, 2026, reflects continued investor demand for modern small-bay industrial product in the supply-constrained West Henderson submarket.

At a sale price of $14.5 million against ±52,155 square feet, the transaction implies a price of approximately $278 per square foot.
The asset serves a diverse mix of light industrial, service and distribution tenants and is situated within a growing corridor of industrial, logistics and mixed-use development that includes airport-adjacent business parks, retail centers and planned large-scale projects.
Buyer Plans Industrial Condominium Conversion
The buyer intends to record a condominium map for the project and sell the units as individual industrial condominiums — a structure that would make LOCAL @ Raiders Way the first project in the market to offer industrial condominium units of this size for sale. Small-bay industrial space in the West Henderson submarket has historically been available primarily for lease rather than for ownership.
The property is also slated for exterior capital improvements, including new paint, updated signage and enhanced landscaping.
