Colliers has arranged a full-building lease of the 915,720-square-foot Velocity 74 Trade Center in Fairland, Indiana to Prime Beverage Group, a North Carolina-based beverage contract manufacturer and co-packer, the firm announced July 22, 2026. The long-term transaction represents Prime Beverage Group's expansion into the Midwest market and fully stabilizes one of the region's largest modern bulk distribution facilities.

The property, located at 9201 North Frontage Road in Fairland, Indiana, is owned and was developed by Browning Investments, an Indianapolis-based real estate development, construction, and management firm. Colliers | Indianapolis industrial advisory executive vice presidents Jimmy Cohoat and Jason Speckman represented Browning Investments in the transaction. Prime Beverage Group was represented by Warren Snowdon of Foundry Commercial and Brian Zurawski of Colliers | Indianapolis.
