The former Emerson Electric corporate headquarters campus in Ferguson, Missouri has changed hands in one of the St. Louis region's most significant recent commercial real estate transactions. Colliers Executive Vice Presidents John Sheehan and Joe Hill represented the seller, Copeland, in the disposition of the 217-acre campus at 8000 W. Florissant Avenue to attorney and real estate investor Jim Onder. Copeland will maintain its headquarters presence at the property under a lease-back arrangement with the new owner.

Campus Scale and Property Details

The campus comprises 11 buildings totaling approximately 980,644 square feet, making it one of the largest commercial real estate assets in the St. Louis metropolitan area. Situated at the intersection of West Florissant Avenue and Lucas and Hunt Road in North St. Louis County, the property spans 217 contiguous acres and includes substantial existing infrastructure — utilities, roads, parking, and a data center — that supported large-scale corporate headquarters operations for more than eight decades under Emerson's ownership.

Emerson Electric maintained a global headquarters presence on the Ferguson campus for over 80 years before relocating its corporate offices to Clayton. Following Emerson's spinoff of Copeland in 2023 and a subsequent $3.5 billion transaction involving Blackstone, campus ownership transferred to Copeland. By early 2025, Colliers was marketing the site as a redevelopment opportunity suitable for logistics, manufacturing, retail, or residential uses, reflecting the property's scale relative to Copeland's local workforce of approximately 350 employees. Bryan King of King Realty Advisors represented the buyer in the transaction.

Transaction Structure and Pricing

The campus was under contract at roughly $18 million, a figure consistent with distressed suburban office pricing amid elevated vacancy levels that have characterized large legacy corporate campuses in recent years. The property has been characterized as largely underutilized, with Copeland and some Emerson operations remaining as tenants. Emerson had previously leased space on the campus through May 31, 2026, as it transitioned operations to its new Clayton location.

Under the terms of the sale, Copeland will continue to lease space from Onder, preserving an employment anchor in the Ferguson community while transferring real estate risk and redevelopment upside to the new ownership.

Redevelopment Vision for the North St. Louis County Site

Onder has outlined plans to convert the campus into a mixed-use innovation and technology hub. Publicly discussed plans include a center for technology, energy innovation, advanced manufacturing, office, and research activity, along with a significant data center component and an entrepreneurial hub. Reported capital plans include approximately $1.8 billion in renovations to existing facilities and up to $19 billion in new equipment purchases through 2050, tied to prospective tenants and industrial and technology uses. Onder is pursuing the project through entities including SSL Investments and an associated venture called Next Revolution Technologies.

The property's scale, existing infrastructure, and established utilities position it for adaptive reuse, and the transaction creates opportunities for future redevelopment and reinvestment at a site that has historically served as a major employment center for North St. Louis County.

Colliers' Role in the Disposition

Colliers managed the marketing and disposition process on behalf of Copeland, with John Sheehan and Joe Hill leading the assignment. The transaction reflects broader market dynamics in which large corporate campuses vacated or downsized following headquarters relocations are being repositioned for new uses, drawing investor interest from buyers seeking large-scale sites with existing infrastructure at a low basis.

The deal adds to Colliers' track record in handling complex institutional assets across the St. Louis region and the broader Midwest market.
