Colliers has closed the sale of Innovation Industrial Park Building 2, a 208,000-square-foot Class A industrial facility located at 1901 Innovation Avenue in Rossford, Ohio, just south of Toledo. The fully leased logistics asset was sold by Scannell Properties and acquired by Glen Una Management Company, according to an announcement from Colliers dated May 14, 2026.

Transaction Overview

The transaction marks the transfer of a 2022-vintage rear-load warehouse from Scannell Properties — an international real estate development firm with an established track record in build-to-suit and speculative industrial projects — to Glen Una Management Company, a privately held investment firm focused on acquiring and managing industrial and logistics assets in key markets.

Colliers Industrial Capital Markets advisors Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse, and Tyler Ziebel, in partnership with local market advisors Tim Breckner and Conor Toomey, represented the seller in the transaction.

"The Toledo industrial market continues to benefit from its strategic positioning at the intersection of Interstate 75 and Interstate 80/90," said Alex Cantu, Vice Chair at Colliers. "This transaction reflects continued investor demand for newly constructed industrial assets with durable tenancy and near-term rent growth, particularly along established Midwest logistics corridors."

Property Details and Tenancy

Delivered in 2022, Innovation Industrial Park Building 2 is fully leased to three tenants: Logos Logistics, Norplas Industries Inc., and Grabber Construction Products.

The rear-load facility features 32-foot clear heights, 24 dock-high doors, two drive-in doors, a 130-foot truck court, and 58 trailer parking stalls. The property offers immediate access to Interstate 75 and Interstate 80/90, positioning it within a well-established industrial corridor anchored by major logistics users.
