DALLAS-FORT WORTH, Texas — Colliers has been exclusively retained to market the sale of the U.S. District Courthouse and U.S. Marshals Service Building at 7940 Preston Road in Plano, Texas, the firm announced April 8, 2026. The 36,755-square-foot, purpose-built judicial facility is fully leased to the federal government through July 2040.

The assignment is led by Geoff Ficke, Executive Vice President, along with Zack Ficke and Debra Vander Weit, all members of Colliers' Institutional Capital Markets Group in Dallas.

A Rare Privately Held Government Asset

The property sits within Plano's Legacy Corridor, a North Texas corporate submarket characterized by a concentration of corporate headquarters, residential growth, and established retail infrastructure. Delivered in 2008, the single-building asset incorporates specialized infrastructure including courtrooms, judicial chambers, secure holding areas, and dedicated operational space for the U.S. District Court and U.S. Marshals Service.

"Government ownership comprises the majority of courthouse inventory nationwide, with few privately held assets in major metropolitan markets," said Geoff Ficke, Executive Vice President at Colliers. "The combination of sovereign credit tenancy, long-term lease structure and specialized improvements positions this asset within a highly selective segment of the market."

The building is 100% occupied and leased through July 2040. The specialized design — including secure holding areas and dedicated judicial chambers — makes the facility difficult to replicate within the broader federal courthouse inventory, according to Colliers.

Replacement Cost and Valuation Context

Replacement cost for the property was estimated in excess of $50 million in 2022, according to Colliers, with current construction costs exceeding that level. The firm noted the offering is positioned at a meaningful discount to replacement basis.

No asking price, cap rate, or price-per-square-foot figure was disclosed in connection with the listing.

Debra Vander Weit brings experience in government-leased office and industrial investment sales, with a background in underwriting, broker evaluations, and transaction management. Prior to joining Colliers, she served as an Associate Broker at Marcus & Millichap in Chicago.

Geoff Ficke previously served as Senior Vice President and Senior National Director of Marcus & Millichap's Office and Industrial Properties and Net Lease Properties Groups, where he ranked in the top 10 nationally in total production for more than 10 consecutive years within the National Office and Industrial Properties Group.
