Colliers Facilitates Sale of Avalon Crossing Shopping Center in Indianapolis

INDIANAPOLIS — Colliers has closed the sale of Avalon Crossing Shopping Center, an 82,847-square-foot neighborhood retail center located at 6935, 6920 and 7002 Lake Plaza Drive on the northeast side of Indianapolis, Indiana, the firm announced June 4, 2026.

Ziff Real Estate Partners purchased the three-building property from seller Landmark Properties. The sale price was not disclosed.

Deal Team and Representation

Colliers Capital Markets advisors Alex Davenport, Rachel Patten and Alex Cantu, along with Seth Biggerstaff of Veritas Realty, represented the seller in the transaction.

"Avalon Crossing benefits from a highly visible location along Binford Boulevard with direct access to I-69 and strong connectivity throughout the Indianapolis metro area," Patten said. "Investors continue to pursue well-located neighborhood retail centers that offer stable cash flow, a diverse tenant base and opportunities for future value creation through leasing activity."

Property Overview and Tenant Mix

Situated near the intersection of Binford Boulevard and 71st Street, the center was 92.63% leased to 18 tenants at the time of sale. The property draws visibility from more than 34,000 vehicles per day along Binford Boulevard and offers access to both I-69 and I-465.

Avalon Crossing's tenant roster includes a mix of national, regional and local retailers, restaurants and service providers. Named tenants include Starbucks, Dollar Tree, Jimmy John's, George's Neighborhood Grill and Anytime Fitness. The center is positioned within a well-established residential trade area on the city's northeast side.

According to Colliers, the remaining vacancy presents an opportunity for future value creation through leasing activity.
