Asia Pacific Commercial Real Estate Cap Rates Stabilize in Q4 2025

Asia Pacific commercial real estate markets are showing signs of stabilization with cap rates holding steady across most sectors in Q4 2025, according to Colliers' latest regional report released February 5, 2026. The report indicates the region has moved beyond adjustment and is positioning for renewed growth, with growing investor confidence and early transactional momentum across office, industrial, and retail sectors.

Colliers' Asia Pacific Cap Rate Report for Q4 2025 shows cap rates remained stable across most markets and sectors during the quarter, suggesting the region is entering a more stable phase after a period of adjustment.

"Cap rates held steady across most Asia Pacific markets and sectors this quarter, which suggests the region is moving into a smoother, more stable phase and laying early foundations for improvement," said CK Lau, Colliers Managing Director, Valuation and Advisory Services, Asia. "The stabilisation across Asia Pacific markets is encouraging and suggests that investors are becoming more confident in the direction of travel. Many have been waiting to see clearer signals and we are now observing the early stages of that shift."

Office Investment Reaches Record Levels in Seoul

Korea experienced a record year of office investment activity, led by strong transaction volume in Seoul. Hong Kong also saw renewed interest in premium office space as global listing and financing activity from Mainland firms bolstered its headquarters economy.

Industrial and Retail Sectors Show Strong Performance

Australia continued to demonstrate resilience across multiple commercial real estate sectors. Retail attracted strong investment flows for the third consecutive year, while industrial markets in Sydney, Adelaide, and Brisbane experienced notable growth supported by business expansion.

India continued to post robust performance across its office, retail, and industrial sectors, supported by a balanced supply pipeline and healthy leasing demand. The diversified strength across property types underscored the market's fundamental stability.

Singapore's appeal strengthened further as easing monetary conditions widened investment spreads and reinforced its position as a safe and competitive market for long-term foreign investors.

Regional Market Outlook

Lau noted that with interest rates easing and several core markets showing stronger fundamentals, more investors are expected to move from caution to preparation. "The groundwork for a more constructive year is already being laid, particularly in sectors where underlying demand remains firm," he said.

New Zealand maintained stability, assisted by low interest rates and significant infrastructure commitments. China's investment market remained cautious and dominated by end users, though prime retail assets in Beijing and Shanghai continued to demonstrate resilience. Taiwan remained stable, with owner-occupiers driving much of the activity, particularly in the industrial sector.

The report highlights that while the overall picture remains one of steady cap rates, several cities and sectors are showing distinct signs of momentum as the region positions for growth.
