Commerz Real Acquires 142-Bed Stoneybatter Place Student Housing in Dublin for €31.2 Million
Commerz Real has acquired Stoneybatter Place, a 142-bed purpose-built student accommodation asset in Dublin, for approximately €31.2 million, adding a second property to its growing Irish student housing portfolio. The transaction was completed on behalf of the Commerz Real Institutional Smart Living Europe Fund and brings the fund's total Dublin bed count to roughly 270.
The seller was Harrison Street Asset Management. Mezzino Student Living, which already operates Commerz Real's nearby Grangegorman House, will continue to manage the property.
Property and Transaction Details
Stoneybatter Place is located at 20 Stoneybatter, Dublin 7, within walking distance of Technological University Dublin's Grangegorman campus. The property was completed in 2023 and was nearly fully leased at the time of acquisition. At the reported purchase price of €31.2 million, the implied cost is approximately €219,700 per bed.
The asset offers furnished student accommodation alongside study and lounge areas, fitness facilities, laundry and common areas, and rooftop terraces. Its operating model is structured to generate revenue beyond the academic year: during summer months, rooms can also be made available for tourist accommodation, reducing seasonal vacancy exposure.
Expanding a Dublin Platform
Stoneybatter Place is Commerz Real's second student housing acquisition in Dublin. The fund's first Irish asset, Grangegorman House at 13–18 Grangegorman Lower, Dublin 7, was acquired from the Iveragh Group in an off-market transaction for €22.35 million. That property provides 128 beds across 123 rooms and is situated only a short distance from Stoneybatter Place. Together, the two assets give the Institutional Smart Living Europe Fund approximately 270 beds in Dublin 7.
Both properties are operated by Mezzino Student Living, giving Commerz Real a shared local operating platform. The arrangement creates potential efficiencies in leasing, staffing, marketing and procurement across the two assets.
Dublin Student Housing Market Conditions
Dublin's purpose-built student accommodation market is characterized by a substantial structural imbalance between supply and demand. Ireland has more than 215,000 full-time students, while national purpose-built student accommodation stock stood at approximately 47,000 beds in 2025 after growing by less than 1 percent during the year. Dublin's student accommodation shortage is estimated at approximately 34,300 beds.
New supply has slowed sharply. Annual bed delivery in Dublin fell from 2,611 beds in 2020 to only 257 beds in 2025. Although approximately 10,700 beds held planning permission across Ireland, nearly 1,300 of those permissions were at risk of expiring in 2026, limiting the likelihood that all approved projects will be delivered. Reported weekly rents at Stoneybatter Place are approximately €300 to €380 per bed, excluding utilities.
Investor activity in Irish purpose-built student accommodation has remained active despite limited transaction volume. Approximately €183 million was invested across four Irish student housing transactions in the prior year.
