Ardian Expands Student Housing Portfolio With Three European Real Estate Acquisitions
Ardian, a global private investment firm, and Rockfield, a vertically integrated living platform, have completed three student housing transactions across Italy, France, and Spain, adding 1,504 beds to their Purpose-Built Student Accommodation (PBSA) portfolio. The real estate acquisitions include a 427-bed forward purchase in Milan, a 327-bed forward acquisition in Bordeaux, and a 750-bed standing asset in Barcelona.
The transactions mark Ardian and Rockfield's first real estate development investment in France and bring the partnership's total to approximately 6,000 beds across 12 transactions since launching their PBSA strategy in Q4 2024. The firms indicated a strong pipeline of advanced deals targeting continued investment activity through 2026.
Bordeaux Real Estate Development Targets 2028 Delivery
The Bordeaux acquisition represents a 327-bed project in the Bastide Niel eco-district, purchased from Legendre Immobilier under a forward-purchase structure. The real estate development will welcome its first students in 2028 and includes more than 500 square meters of common areas featuring coworking spaces, lounges, a gym, gaming room, shared kitchens, bike storage, and terraces, along with over 1,000 square meters of landscaped gardens.
The project aims to meet NF HQE 7-star environmental standards with Excellent certification, RE2020 compliance, EPC B rating, and solar panels designed to meet a significant portion of the development's energy needs. Located five minutes from key public transport routes with direct access to the city center, the property positions itself in Bordeaux, France's fifth-largest student city with over 100,000 students.
Bordeaux combines strong academic momentum with undersupplied student housing infrastructure, according to market conditions cited by the firms. The city remains one of France's most undersupplied markets for purpose-built student accommodation despite its substantial student population.
Barcelona and Milan Office Real Estate Transactions Complete Portfolio Expansion
In Barcelona, Ardian and Rockfield acquired Aparto Pallars, a 750-bed residence located in the 22@ innovation district. The asset, operational since 2022, comprises five interconnected buildings and sits near several higher education institutions, including Pompeu Fabra University. The property was acquired from Commerz Real.
The Milan transaction involves a 427-bed forward acquisition project, adding to the firms' Italian PBSA holdings. The real estate acquisition was completed through a special purpose vehicle involving Keystone Investments and Mediterranea Immobiliare.
Multiple advisors supported the transactions. Linklaters, Arsène Taxand, C&C Notaires, and Mindston Capital advised on the Bordeaux deal. CBRE, Garrigues, and Auris provided services for the Barcelona acquisition. Park Associati, Studio Inzaghi, Yard Reaas, and Pedersoli Gattai advised on the Milan transaction. Savills, Cuatrecasas, Advant NCTM, Vitale&Co. S.p.A., and Nasini Architetti represented sellers across the portfolio. Joivy was also involved in the transactions.
European Student Housing Strategy Positions Ardian as Continental Leader
Since launching in Q4 2024, Ardian and Rockfield's PBSA strategy has deployed capital across Europe's main university hubs, positioning the firms as leading Continental European PBSA investors. The partnership has completed real estate acquisitions in Germany, the Netherlands, Italy, Spain, and France, targeting markets with growing student populations and limited purpose-built accommodation supply.
The firms' investment pace reflects institutional demand for student housing assets, which offer operational resilience in markets with chronic supply shortages and high occupancy rates. The strategy focuses on core-plus assets, including income-producing properties and select forward-purchase developments in undersupplied university cities.
Ardian and Rockfield indicated their pipeline remains active heading into 2026, with advanced transactions across multiple European countries suggesting continued real estate acquisition activity at current deployment levels.
