Core Property Acquires Swan-Labelled Svanehusene Multifamily Asset in Rødovre from PKA for DKK 300M+
Core Property has acquired Svanehusene, an 81-unit Nordic Swan-labelled multifamily property located in the Irmabyen district of Rødovre, from Danish pension fund PKA for a total consideration exceeding DKK 300 million. Colliers advised PKA on the sale, the firm announced June 26, 2026.
Deal Details: Svanehusene Joins Core Bolig XII
The transaction encompasses 81 modern rental apartments spread across two buildings totalling 8,400 square metres. The property was completed and placed into service in 2018 and was developed by PKA. According to Colliers, the asset carries the Nordic Swan ecolabel — a certification recognising high standards for sustainability, resource efficiency, and indoor climate — making it among the earlier examples of Swan-labelled newly built rental housing in Denmark.
Core Property will add Svanehusene to its latest residential fund vehicle, Core Bolig XII. Casper Elmelund Abild, CEO and Partner at Core Property, said the acquisition fits the firm's investment criteria and that the fund remains active in the market. "With the purchase of Svanehusene we add a property to our newest fund, Core Bolig XII. The property has the right characteristics for us, and we look forward to taking over a well-run property from PKA. Svanehusene will not be the last property for the new fund, where we are still active in the market," Abild said.
Irmabyen: A Planned Urban Redevelopment Area
Svanehusene is situated within Irmabyen, a planned mixed-use redevelopment area in Rødovre Municipality in western Greater Copenhagen. Colliers described the location as a well-executed urban development area combining modern housing, everyday amenities, urban life, and green surroundings. The transaction marks the second residential rental property in Irmabyen that Colliers has brokered within a short period, according to the firm.

PKA was advised by Colliers and law firm Accura. Core Property was advised by Winsløw Advokatpartnerselskab. The Colliers advisory team on the transaction consisted of Frederik Møllebjerg and Jakob Bagge.
At the disclosed headline price of more than DKK 300 million across 8,400 square metres and 81 units, the deal implies a per-square-metre figure of approximately DKK 35,700 and a per-unit figure of approximately DKK 3.7 million, based on straightforward calculations from the disclosed area and price. No cap rate or income figures were provided in connection with the announcement.
Market Context: ESG-Certified Residential Assets in Greater Copenhagen
The Svanehusene transaction reflects continued investor appetite for certified, sustainable residential product in the Greater Copenhagen commuter belt. The property's Nordic Swan ecolabel, family-oriented unit sizes, and established operational track record since 2018 position it as a stabilised core asset within the Danish multifamily investment market. Colliers noted that strong investor interest in Irmabyen underscores the area's attractiveness as a residential investment location.
