Niam Acquires 168-Unit Gyngemose Park Residential Property in Søborg, Denmark, Launching Bellavia Platform

Niam has acquired 168 apartments at Gyngemose Park in Søborg, Denmark, establishing the property as the inaugural asset in Bellavia, the firm's newly launched Greater Copenhagen residential platform. The single-building property at Gyngemose Parkvej 52 totals approximately 15,677 square meters and was completed in 2017 to designs by Vilhelm Lauritzen Architects.
Property Overview: Gyngemose Park
The Gyngemose Park residential building comprises primarily three- and four-room apartments, with nearly all units featuring a balcony or terrace. The property opens onto a landscaped courtyard and faces the area's lake. Gyngemose Park sits on the former TV-Byen site in Søborg, a neighborhood characterized by green spaces, a lake and canals. Residents have access to a supermarket, school, daycare facilities and a sports hall within the immediate area, with bus, S-train, light rail and motorway connections placing central Copenhagen approximately 8.5 kilometers away.
Bellavia: Niam's Greater Copenhagen Residential Platform
Following completion of the acquisition, Niam will manage the property directly through Bellavia, a platform created specifically to expand the firm's residential presence in the Greater Copenhagen market. The platform is designed to place emphasis on tenant experience and to combine local Danish market knowledge with Niam's broader residential investment capabilities.
Rikard Henriksson, Head of Real Estate at Niam Group, described the Danish residential market as a priority for the firm. "The Danish residential market is an attractive market for Niam, and we see strong potential to build on our experience here. We have previously built successful residential platforms in Denmark, and with Bellavia we are once again taking a long-term approach to the sector, combining our local knowledge with Niam's broader residential expertise," Henriksson said.
Jacob de Lichtenberg, Country Manager Denmark at Niam Group, said the acquisition reflects the firm's confidence in the location and its longer-term strategy for the platform. "Through this acquisition, we are adding a high-quality property with good materials, bright apartments and a green setting close to Copenhagen. It is an area where people want to live, and we are therefore very pleased with the acquisition. The property will be the first asset in Bellavia, which we have just launched, and through the platform we will place an even greater focus on creating a strong tenant experience — with everything that entails," de Lichtenberg said.
Market Context: Copenhagen Multifamily Demand
The acquisition came during a period of pronounced supply-demand imbalance in Copenhagen's multifamily market, with strong rental demand and limited new supply supporting high occupancy and rising rents across the metropolitan area. Denmark's residential investment market recorded a record transaction volume in 2021, and activity in the first half of 2022 exceeded the comparable prior-year period, with investors viewing residential property partly as a hedge against inflation.
The 2017 completion date of Gyngemose Park limits near-term capital expenditure requirements relative to older residential stock, while the property's suburban location and proximity to central Copenhagen align with sustained household and population growth in the region. Copenhagen has experienced persistent housing undersupply, with construction activity consistently trailing demand growth.
The broader investment environment shifted as the year progressed, with residential yields in the Copenhagen market rising by approximately 100 basis points from their early 2022 peak as inflation and financing costs increased.
