CP Group Signs Nearly 50,000 SF in Office Leasing Deals at One Biscayne Tower, Including FC Barcelona North America HQ

CP Group has announced five new lease agreements and two renewals totaling nearly 50,000 square feet at One Biscayne Tower, a 38-story, 692,000-square-foot Class A office building at 2 South Biscayne Blvd in Downtown Miami. The activity brings a diverse roster of tenants to the tower, with FC Barcelona headlining the group by relocating its North American operations center from New York to Miami.

FC Barcelona Among Five New Tenants at One Biscayne Tower

FC Barcelona, one of the world's most recognized professional soccer clubs, signed a lease for a 2,410-square-foot move-in-ready spec suite at One Biscayne Tower. Danet Linares and Nicole Kaiser of Blanca Commercial Real Estate represented the tenant in the transaction.

Four additional new tenants round out the leasing activity. Reimagined Parking, one of North America's largest parking network companies, signed a new lease for 3,183 square feet — its first physical office location after previously operating remotely. Christian Arrabal of CRE Advising represented Reimagined Parking. Levey & Associates, a Miami-based commercial and business law firm, leased a 3,130-square-foot spec suite in a relocation from Miami Beach, with Chris Feehley and Zach Talbot of CRESA representing the tenant. Drummond Advisors, an accounting and business management consultancy, signed a lease for 2,666 square feet in a relocation from Brickell Key, represented by Marcelo Quiroga of Avanti Way. Kirkwood, an investment bank and wealth management firm, is relocating its Miami office from Brickell to a new 2,022-square-foot space, as senior leadership relocates from New York and the firm continues to expand its Miami-based team.

CP Group was represented by Juan Ruiz and Alex Marquez of Blanca Commercial Real Estate in all new lease transactions.

Lease Renewals Add to One Biscayne Tower's Leasing Activity

In addition to the five new leases, CP Group secured two lease renewals at the tower. Law firm Goldberg & Rosen renewed its 12,628-square-foot lease, and global shipping company CMA CGM renewed its 20,173-square-foot lease. Andrew Trench of Cushman & Wakefield represented CP Group in both renewal transactions.

Combined, the new leases and renewals account for nearly 50,000 square feet of leasing activity at the Downtown Miami tower.

CP Group Cites Flight to Quality Trend in Downtown Miami Office Market

The leasing round follows a multimillion-dollar capital improvements program CP Group recently completed at One Biscayne Tower. Upgrades included a new state-of-the-art conference center and fitness club, enhancements to the building's café and convenience store, and a new lower-lobby eatery and lounge leased to Heal, a health-forward café concept. The building holds LEED Gold and Wired certifications.

One Biscayne Tower: Property and Market Context

One Biscayne Tower is located in Downtown Miami's central business district. The building offers access to the Miami Metromover, Interstate 95, the MiamiCentral Brightline station, and the MacArthur Causeway, and is within walking distance of Bayfront Park and Kaseya Center.

The new tenant mix spans global sports, financial services, legal, accounting, and parking operations. Multiple tenants in the latest round — including FC Barcelona, Kirkwood, and Drummond Advisors — are relocating from other Miami submarkets or from New York.
