CPP Investments Commits €400M to Proudreed Last-Mile Logistics Platform in France Alongside Blackstone
Canada Pension Plan Investment Board (CPP Investments) announced May 14 a €400 million co-investment in Proudreed, one of France's largest last-mile urban logistics platforms, alongside funds managed by Blackstone. The transaction gives CPP Investments a significant minority interest in a portfolio of approximately 1.6 million square meters of multi-let logistics and light industrial real estate concentrated in France's major metropolitan markets.
Industrial Real Estate Platform at Scale
Proudreed owns and manages a portfolio of high-quality, multi-let logistics and light industrial assets focused on last-mile urban locations across France. Nearly 50 percent of the portfolio is concentrated in Paris, Lyon, and Marseille, with the remainder distributed across the country. The platform serves a diversified tenant base and is managed by an experienced, specialized in-house team.
Beyond the existing 1.6 million square meters of standing assets, the platform includes a development pipeline of more than 500,000 square meters, which would bring total potential area to approximately 2.2 million square meters. That development pipeline is supported by Proudreed's in-house management team.
CPP Investments' Thematic Sectors Real Estate Strategy
The investment reflects CPP Investments' stated approach of targeting high-conviction, thematic sectors in real estate at scale. Thomas Jackson, Head of Real Estate Europe at CPP Investments, said the deal provides immediate scale in one of Europe's most supply-constrained last-mile urban logistics markets.
"Proudreed combines a high-quality, diversified portfolio with strong embedded rental growth potential," Jackson said. "Our longstanding partner Blackstone brings strong experience supporting the building and scaling of logistics platforms across Europe, contributing to our strategy to access high conviction, thematic sectors, at scale. This investment will help deliver long-term, risk-adjusted returns to the CPP Fund for the benefit of CPP contributors and beneficiaries."
The co-investment structure allows CPP Investments to gain exposure to France's urban logistics market through an established operating platform. Blackstone manages funds that are invested in the Proudreed platform and brings experience scaling logistics platforms across Europe.
James Seppala, Head of European Real Estate at Blackstone, said the firm is pleased to partner with CPP Investments to continue scaling the business and capturing demand for last-mile logistics across France.
France's Supply-Constrained Last-Mile Market
The investment targets a segment of the industrial real estate market that CPP Investments describes as supply-constrained in urban infill locations. Last-mile logistics assets near major French metros — particularly in and around Paris, Lyon, and Marseille — are a focus of the Proudreed portfolio, which serves a diversified tenant base across those and other French locations.
CPP Investments' Broader Real Estate Portfolio
CPP Investments is a professional investment management organization that manages the Canada Pension Plan Fund on behalf of more than 22 million contributors and beneficiaries. The organization builds diversified portfolios across public equities, private equities, real estate, infrastructure, fixed income, and alternative strategies. As of December 31, 2025, the Fund totaled C$780.7 billion.
The organization is headquartered in Toronto and maintains offices in Hong Kong, London, Mumbai, New York City, São Paulo, and Sydney.
No individual property addresses, asset-level sale prices, or cap rates were disclosed for the transaction. The equity stake percentage held by CPP Investments was not specified beyond a "significant minority interest."
