Biynah Industrial Partners, Northampton Capital Partners and ABR Capital Partners Form $200 Million Transportation Infrastructure JV
Northampton Capital Partners LLC, ABR Capital Partners and Biynah Industrial Partners, LLC announced Nov. 2 a $200 million joint venture to acquire, own and operate contracted transportation infrastructure across the United States. The venture, called the Transportation Related Infrastructure Platform, or TRIP, will target truck terminals, fleet terminals, freight handling facilities and other transportation-related assets.
TRIP builds on an existing portfolio of seven assets across seven states, the firms said. Additional acquisitions are expected in supply-constrained logistics markets.
TRIP Joint Venture Structure and Strategy
Northampton Capital Partners and ABR Capital Partners are the capital partners in the venture, while Biynah Industrial Partners serves as sponsor. The acquisition effort will be led by the Biynah Industrial Partners team, which has more than 18 years of experience originating, managing and optimizing logistics assets in the last mile of delivery.
The platform will focus on contracted logistics assets. "Truck terminals and fleet facilities that sit in the center of the freight network in supply-constrained last-mile markets are challenging to replicate and benefit from both local and broad-based U.S. economic growth," said Corinne Still, founding partner at Northampton.
Tom Burton, senior managing director and chief investment officer of ABR, said the firm has invested in transportation and logistics assets for years. "Together with Northampton and BIP, we look forward to expanding TRIP through disciplined investment in high-quality assets across the country," Burton said.
Jeff Josephs, managing partner at Biynah Industrial Partners, said the team has built a track record of owning and operating infrastructure assets in the logistics market. "In Northampton and ABR, we have partners with sector insight and institutional capital to position TRIP to scale into a leading national platform and create long-term value across the portfolio," Josephs said.
Greenberg Traurig acted as legal counsel to Northampton. Polsinelli acted as legal counsel to Biynah Industrial Partners.
Initial Portfolio of Truck Terminals
Prior coverage of the TRIP portfolio identified five acquisitions. They include a Louisville, Kentucky, truck terminal with 14 dock doors; a truck-maintenance facility in Eagan, Minnesota, with trailer storage on 3.93 acres and seven dock doors; a Tampa, Florida, truck terminal with 32 dock doors; a Miami, Florida, truck terminal with 30 dock doors; and an Atlanta, Georgia, truck terminal with 46 dock doors. These assets may form part of the seven-property portfolio.
About the Participating Firms
Northampton Capital Partners is an alternative asset management firm with approximately $1.6 billion of assets under management. It focuses on middle-market infrastructure investments in energy, digital and other critical infrastructure sectors. The firm has offices in New York City and Miami.
ABR Capital Partners is a Baltimore-based real estate investment manager with a fifty-year track record. Since its inception, the firm has acquired over $4.6 billion of assets across more than 400 transactions and has sponsored seven real estate funds.
Biynah Industrial Partners is a Minneapolis-based private equity firm that makes direct investments in industrial real estate throughout the United States. Through its investment arm, TRIP OP Co, it acquires, owns and operates niche transportation-focused industrial real estate in major U.S. markets.
Industrial Market Context
The venture comes as U.S. industrial fundamentals are improving unevenly. JLL reported 231.6 million square feet of year-to-date industrial net absorption through the third quarter of 2026, with national vacancy at 6.8%, down 80 basis points from a year earlier. U.S. industrial investment volume reached approximately $95.3 billion through the third quarter, up 38% year over year, and the average industrial cap rate was 5.42%. National asking-rent growth was 3.2% year over year to $10.55 per square foot, while Cushman & Wakefield reported roughly 4% national rent growth in the third quarter.
Conditions vary by segment and survey. Lee & Associates reported vacancy above 9% for large logistics buildings but below 5% for smaller buildings under 50,000 square feet without dock-high loading. The firm also reported national rent growth of 1.3%, its slowest pace since 2012. CBRE reported a 6.4% industrial vacancy rate in the third quarter, while Colliers reported that industrial values reached their strongest level in nearly three years as vacancy stabilized at 7.3%.
The 5.42% industrial cap rate compares with a 10-year Treasury yield of 5.29%, a narrow spread between going-in yields and benchmark rates.
Outlook for the Platform
TRIP positions itself between traditional industrial real estate and infrastructure investing, targeting specialized, contracted assets rather than large, newly built distribution centers. The sponsors expect further acquisitions in supply-constrained logistics markets across the country.
