Crossbay and Kryalos Acquire Last-Mile Logistics Asset in Fiumicino

Fiumicino, Italy — December 23, 2025: Crossbay, the urban logistics strategy of MARK Capital Management, and Kryalos SGR have completed the acquisition of a 52,500-square-meter last-mile logistics asset in Fiumicino, near Rome’s airport, from LF1, a company participated by Edizione Property. Dekus Srl acted as advisor to the seller, according to the firms.

Details of the Acquisition

The property, located at Via della Corona Boreale 240, includes approximately 50,950 square meters of warehouse space and 1,550 square meters of office space. It features 78 loading bays and five ground-level doors. The facility is fully leased to three tenants operating in cold-chain logistics for food and pharmaceutical products, express courier services, and the distribution of products for the catering and hospitality sectors.

The transaction was completed through the Bay Fund, Crossbay’s Italian investment platform, which holds nine assets totaling about 148,000 square meters. The property recently underwent refurbishment and achieved BREEAM “Very Good” certification.

Comments from the Firms

Paolo Bottelli, CEO of Kryalos, said the acquisition reflects the firm’s focus on the last-mile segment, noting the asset’s proximity to the airport and Rome’s urban area, as well as its diversified tenant base. Pietro Bucci, senior vice president at Crossbay, said the property demonstrates the strength of occupier demand in last-mile logistics and provides immediate income to investors.

Seller and Advisory Role

The seller, LF1, completed the transaction as part of a value-enhancement and disposal strategy managed by Dekus. Mauro Montagner, CEO of Dekus Srl, said the refurbishment improved the property’s performance and sustainability certification.
