Cushman & Wakefield Arranges More Than 40,000 SF of Leases at Houston's 10375 Richmond, with HRSS CPAs Among New Tenants

HOUSTON — Cushman & Wakefield has arranged more than 40,000 square feet of new office leasing activity at 10375 Richmond, a 21-story, 362,849-square-foot Class A tower in Houston's Westchase Business District, the firm announced Sept. 15. The transactions were completed on behalf of the building's owner, Millennium Tower LLC, and bring in three new tenants: HRSS CPAs, Ranger Energy Services and ITI International. Starwood Land, a Starwood Capital Group company, also recently signed a lease at the property.
With the new deals, 10375 Richmond has captured 30% of the new leasing volume in 2026 among vintage Class A buildings in the Westchase submarket, according to Cushman & Wakefield.
Lease Details and Tenant Representation
HRSS CPAs, a Houston-based accounting firm with a 40-year operating history, signed a long-term lease for a full floor at the building, totaling approximately 19,569 square feet. The firm is expected to take occupancy in the fourth quarter of 2026. Lucian Bukowski and Kylee Antweil of Stream Realty Partners represented HRSS CPAs in the transaction.
Ranger Energy Services, described in the announcement as one of the nation's largest providers of high-specification mobile rig well services, cased-hole wireline services and ancillary oilfield services, leased more than 11,000 square feet. John Zivley of Partners represented the tenant. ITI International, a global provider of procurement guidance, technical support and quality assurance services to the energy sector with more than four decades of operating history, also signed a new lease; Jim Vann of Moody Rambin represented that tenant. Starwood Land was represented by Tyler Reagor of Clark Gaines.
JP Hutcheson of Cushman & Wakefield represented Millennium Tower LLC as landlord in all three primary transactions.

Located at the intersection of Richmond Avenue and Beltway 8, 10375 Richmond — also known as Millennium Tower — was built in 1982 and underwent a renovation in 2020. The 21-story tower sits within the Westchase Business District and offers access to Houston's major transportation corridors. Building amenities include a renovated lobby and common areas, an executive conference center, a tenant lounge, a window-lined fitness center, covered parking, 24/7 security and on-site property management. Recent capital investments have included upgrades to the fitness center and common areas.

The leasing activity at 10375 Richmond comes as Houston's office market continues to show elevated vacancy. Overall office vacancy in Houston stood at approximately 26.6% in the second quarter of 2026, with Class A vacancy at roughly 27.2% and full-service average asking rents at $31.38 per square foot — up about 8.4% year over year. The Westchase submarket has seen vacancy of approximately 32.9%, with asking rents near $26.13 per square foot, making the concentration of new leasing at a single Class A asset notable within the submarket's broader context.
