Clarion Partners announced the final close of its Clarion Europe Sale-Leaseback Fund III on Nov. 3, 2026, having raised €552 million of equity. Threadmark acted as global placement agent for the fundraise.

The firm, which reports €64.1 billion under management, said capital came from global investors, including commitments from Europe, the U.S., the Middle East and Asia, along with sponsor co-investment. The fund has approximately €1.1 billion of available investment capacity, and about 30% of that has been deployed or allocated to transactions, equal to roughly €330 million.

Fund III Capital Raise and Deployment

Clarion Europe Sale-Leaseback Fund III is the third vehicle in the series. To date, the fund has acquired 10 assets, the majority through off-market transactions, totaling about 123,000 square meters, or roughly 1.32 million square feet. The properties are located in Germany, the Netherlands, Portugal and the Czech Republic.

One identified asset is a 47,000-square-meter warehouse in Žatec, Czech Republic, acquired in 2025 under a triple-net lease structure. At about 506,000 square feet, the Žatec property represents roughly 38% of the fund's reported portfolio area.

Applying the 30% deployment figure to the fund's approximately €1.1 billion of capacity leaves roughly €770 million available for future acquisitions, though that figure is an approximation.

Core-Plus Strategy Targets Mission-Critical Assets

The fund follows a core-plus investment strategy aimed at institutional-grade, mission-critical assets leased to strong credit tenants, generating diversified, inflation-indexed long-term income. It has the flexibility to invest across all property types.

In addition to originating sale-leasebacks, the fund will acquire already-leased assets and pursue build-to-suit transactions. The fund will report under Article 8 of the EU's Sustainable Finance Disclosure Regulation, in line with Clarion Partners' stated commitment to owning and managing real estate that supports the net zero transition and delivers meaningful societal impact.

"Underscoring Clarion's long-term commitment to delivering strong performance and innovative investment solutions to our clients, this successful fundraise represents another important achievement in the expansion of our European business," said Managing Director and Head of Investment Rory Buck. "The capital raised provides us with the scale and flexibility to continue executing on one of our highest conviction strategies in Europe's most established markets."

Sale-Leasebacks as an Alternative to Bank Financing

Managing Director Thorben Schaefer pointed to capital markets conditions as a driver of demand for the strategy. "Recent dislocation in capital markets has resulted in the tightening of available liquidity for corporates, with sale-leasebacks providing an attractive and growing alternative to bank financing," Schaefer said. "This is creating an opportunity for specialist net lease managers and investors such as Clarion who are seeking exposure to assets that are integral to the operations of high-quality businesses and generate predictable, long-term cash flows."

In a sale-leaseback, an occupier sells a property while retaining operational control through a long-term lease. The seller receives an immediate capital infusion, while the buyer obtains contractual rent, often with inflation-linked increases and tenant responsibility for property costs under a net or triple-net structure. For sellers, the trade-off is the loss of ownership and future property appreciation, along with a continuing fixed rental obligation.

Clarion Partners' European Net Lease Platform

Clarion Partners' European team has its roots as a specialist net lease investment platform and has transacted €2.7 billion since inception. The platform owns 72 properties covering approximately 2.7 million square meters across eight countries. It focuses on logistics, light industrial, manufacturing and special-purpose assets such as cold-storage and food-processing facilities, with acquisition criteria emphasizing properties of strategic importance to the underlying tenant.

The firm said the fund's capital-raising success reflects sustained global demand from investors for exposure to high-quality, long-income real estate across established European markets. The close extends an existing platform rather than launching a new product, and the fund's remaining capacity points to continued acquisition activity across its four current markets.
