AUGUSTA, Ga. — Cushman & Wakefield has brokered the $87 million sale of Mason Augusta, a 462-unit apartment community in Augusta, Georgia, the firm announced July 8, 2026. The transaction equates to approximately $188,000 per unit.

The firm's Sunbelt Multifamily Advisory Group represented the seller, Waypoint Residential. The buyer was Southwood Realty Co.

Property Details and Lease-Up Status

Mason Augusta is located at 101 Pine Forest Road and was constructed in two phases, with initial delivery in 2022 and final completion in 2024. At the time of sale, the community was 95% leased. The property offers a mix of one-, two- and three-bedroom units ranging from 685 to 1,321 square feet, with two distinct interior finish packages available to residents.

The community's amenity package includes a fitness center with yoga and spin studio, resort-style pools with sundecks and tanning ledges, a clubhouse with e-lounge and coffee bar, a game room, a work-from-home business center, and a dining and lounge terrace with outdoor fireplace. Additional features include an automated parcel system, a dog park and indoor pet spa, Wi-Fi-enabled common areas, garages, and outdoor gathering spaces with grilling kitchens and fire pits.

Location and Employment Base

The property is positioned between Interstate 20 and Interstate 520, offering regional connectivity and placing it less than 15 minutes from downtown Augusta. According to Cushman & Wakefield, more than 5,000 jobs are located within five miles of the property, including positions at ADP, which employs more than 1,500 workers in the area, and Doctor's Hospital, which accounts for more than 1,800 jobs. National retailers including Target, Old Navy and Dick's Sporting Goods are also nearby.

Augusta Market Fundamentals

Cushman & Wakefield cited Augusta's population growth, relative affordability and sustained rent gains as factors driving investor interest in the asset. The firm noted that Augusta's economy is supported by government, healthcare and advanced manufacturing sectors, and projected the market will add more than 13,000 jobs over the next five years, including new positions tied to GF Casting Solutions and Aurubis AG.

The firm also described Augusta as having the highest projected rent growth among secondary markets in Georgia, with limited supply and elevated tenant demand supporting future rental upside.
