DAMAC Properties Surpasses 50,000 Home Handovers With $2.72 Billion in 2026 Construction Awards

DAMAC Properties has crossed the threshold of 50,000 cumulative residential home handovers in Dubai, the company announced Sept. 4, while reporting more than $2.72 billion in construction contracts awarded during the first half of 2026. The private developer, which describes itself as the largest of its kind in the UAE and the Middle East, is targeting delivery of more than 8,800 residential units across five communities before year-end.
Scale of the 2026 Delivery Programme
DAMAC Properties is pursuing handovers across DAMAC Lagoons, DAMAC Hills, DAMAC Hills 2, Chic Tower in Business Bay, and Elegance Tower in Downtown Dubai. The company's forward pipeline stands at more than 55,000 units covering over 100 million square feet of project area in planning and development, with construction awards made in the first half of 2026 intended to support both current-year deliveries and the next phase of completions in 2027 and beyond.
The construction contract volume reflects a strategy of front-loading procurement and contractor mobilization across a complex, multi-site programme. Strategic contractor appointments, early procurement, bulk sourcing, and technology-enabled project oversight are among the methods the company cited in support of its handover targets. Monthly quality and safety assessments measure contractor performance against defined benchmarks, supported by site inspections and corrective-action plans.
Mohammad Tahaineh, Chief Project Officer at DAMAC Properties, said the scale of the next phase demands heightened operational discipline. "Having delivered more than 50,000 homes at scale, the next 55,000+ demand rigorous control at every stage. Our disciplined programme management enables us to closely track procurement, quality, contractor performance and site productivity; anticipating and mitigating risks before they affect delivery schedules. This operational resilience has kept construction progressing throughout 2026, despite significant geopolitical pressures on global supply chains," Tahaineh said.
Amira Sajwani, Managing Director of DAMAC Properties, framed execution capacity as the defining competitive variable in Dubai's residential market. "As Dubai's residential market continues to mature, the ability to execute at scale will increasingly differentiate developers. The ability to mobilise the right partners, maintain control across complex construction programmes and translate ambitious pipelines into completed homes and operational communities will define success in the months to come," Sajwani said.
DAMAC Lagoons: The Largest Single Component
DAMAC Lagoons represents the largest component of the company's 2026 delivery programme, with approximately 6,300 homes targeted for handover this year — a sharp increase from roughly 513 delivered at the community in 2025. The community is planned for more than 9,000 villas in total. Phase 1 encompasses around 6,459 villas across 13 clusters.
Overall infrastructure, landscaping, and associated works at DAMAC Lagoons have exceeded 80 percent completion. The community includes approximately 177,000 square meters of water bodies — equivalent to roughly 141 Olympic-size swimming pools — commissioned in phases alongside residential and infrastructure works. More than 2,300 villas have reached at least ground-floor level, with major main-works contracts for individual clusters running into the hundreds of millions of dirhams each.
Ahmad Marouf, a homeowner at DAMAC Lagoons, described the experience of receiving his unit. "From the progress updates to the final inspection and handover, the process was well managed. Seeing the home and wider DAMAC Lagoons community come together was particularly rewarding. The quality of the residence, landscaping and family-focused amenities reflects what was promised, and my family and I are happy to call this vibrant community home," Marouf said.
DAMAC Hills, DAMAC Hills 2, and the High-Rise Portfolio
At DAMAC Hills, approximately 85 percent of the community has been completed and handed over. The 2026 delivery programme at that community is focused on dozens of luxury residences across Cavalli Estates and Utopia, representing a lower-volume, higher-ticket segment relative to DAMAC Lagoons. At DAMAC Hills 2, more than 1,500 villas are slated for handover in 2026.
The high-rise component of DAMAC's 2026 programme includes Chic Tower, located in Business Bay, and Elegance Tower in Downtown Dubai. Both properties extend the company's delivery activity beyond its master-planned villa communities and into Dubai's denser urban submarkets.
Dubai Market Context
DAMAC's handover push is unfolding against a backdrop of accelerating residential completions across Dubai. Nearly 25,000 new homes were completed citywide in the first half of 2026, a 36 percent increase compared with the same period in 2025, according to data cited by DAMAC. Cushman & Wakefield Core research indicates that more than 13,200 units were delivered in Dubai during the second quarter of 2026 alone, with approximately 32,000 additional units expected in the second half of the year.
The volume of supply entering the market places greater emphasis on developers' ability to convert project pipelines into completed homes on schedule. For DAMAC Properties, the $2.72 billion in first-half construction awards functions as a forward-delivery mechanism — locking in contractor capacity and supply-chain commitments ahead of what the company projects will be a sustained multi-year handover cycle through 2027 and beyond.
