Dermody Secures 429,350 SF of Industrial Leasing at LogistiCenter® at Carneys Point in Southern New Jersey

Dermody has announced two lease transactions totaling 429,350 square feet at its LogistiCenter® at Carneys Point campus in Carneys Point Township, New Jersey, the firm disclosed June 29, 2026. The activity includes a full-building expansion by an unnamed direct-to-consumer e-commerce brand and a new lease by Axion Logistics, a specialized third-party logistics provider.
E-Commerce Tenant Expands to Full 323,750 SF at Building 1
The e-commerce tenant, represented by Andrew Stypa of Lee & Associates, initially leased approximately 105,000 square feet at Building 1, located at 24 North Game Creek Road, in mid-2025. Dermody structured the original lease to include an expansion option, giving the tenant a path to absorb additional space as its operational needs grew. The tenant exercised that option within its first year of occupancy, expanding to occupy the full 323,750-square-foot building.
According to Dermody, the tenant's operations at the facility support national returns processing. Building 1 features 36-foot clear height, 54 dock doors and ESFR fire suppression.

Axion Logistics Anchors Building 2 with 105,600 SF Lease
In a separate transaction, Axion Logistics signed a 105,600-square-foot lease at Building 2, located at 30 North Game Creek Road, with operations commencing in April 2026. The lease was signed in March 2026. Axion is a Pasadena, Texas-based third-party logistics provider with more than 23 years of experience serving the petrochemical, industrial engineering, procurement and construction, and power generation sectors.
At LogistiCenter® at Carneys Point, Axion's operations will focus on receiving, storage and distribution of packaging materials, including plastic containers, steel drums and corrugated boxes. Matt Kemery of JLL represented Axion Logistics in the transaction.
Following the Axion lease, approximately 158,400 square feet remains available for lease at 30 North Game Creek Road. The project's leasing team includes Dean Torosian, Executive Managing Director; Nate Demetsky, Vice Chairman; Larry Maister, Vice Chairman; and Matt Kemery, Managing Director — all of JLL.
Campus Overview and Remaining Availability
LogistiCenter® at Carneys Point is a two-building, Class A industrial campus totaling 587,750 square feet at 24 and 30 North Game Creek Road. Together, the two transactions announced June 29 represent 429,350 square feet of leasing activity across the campus, with 158,400 square feet currently available for lease at Building 2.
The campus is situated in Southern New Jersey, spanning Gloucester and Salem counties near the midpoint of the New York–Washington corridor. The property sits approximately one mile from Exit 4 of Interstate 295 and 4.2 miles from Exit 1 of the New Jersey Turnpike. Access to the Delaware Memorial Bridge and Commodore Barry Bridge provides tri-state connectivity.
Dermody notes the facility is within a 45-minute drive of a labor force of more than 1.5 million workers, including approximately 83,000 transportation and warehouse employees.

No financial terms, including rental rates or lease lengths, were disclosed for either transaction.
