EDENS Launches 109,887-SF Retail Real Estate Overhaul at Shadowood in Boca Raton

BOCA RATON, Fla.EDENS, a national retail and mixed-use real estate owner, operator and developer, has launched a major redevelopment program at Shadowood, a retail center located at 9789–9963 Glades Road in Boca Raton, Florida. The initiative encompasses 109,887 square feet of new and renovated retail space and is expected to take between 18 and 24 months to complete, with the final phase of new retail opening late in 2027.

Demolition is underway at the property, which EDENS acquired in 2023.

Scope of the Development Program

The Shadowood program involves two parallel workstreams. Five new retail buildings totaling 49,330 square feet will be constructed and connected by a 25-foot-wide promenade and public green space intended for events and community programming. Separately, three existing retail buildings totaling 60,557 square feet will be fully renovated.

Additional property improvements include brightened facades, new signage and wayfinding, paseos, public art and outdoor seating. A large-scale mural titled "Poolside Scene," created by South Florida-based artists Allison Matherly and Jeffrey Noble — who work collectively under the name we are nice'n easy — has been commissioned by EDENS as part of the placemaking effort.

Leasing: Tenants Opening at Shadowood

EDENS has signed lease agreements with J. Crew Factory, Joe and the Juice, and Maman, for which opening plans will be announced soon, the company said. Two tenants are already operating at the property: Blo Blow Dry Bar and Dave's Hot Chicken are now open. Nomu Sushi & Pub is scheduled to open later in June 2026.

EDENS' South Florida Retail Real Estate Footprint

Including Shadowood, EDENS holds 12 retail real estate assets in South Florida. The company's regional portfolio includes Downtown Palm Beach Gardens, Lakeside Centre in Boca Raton, Fifth & Alton in Miami Beach, and River Market in Fort Lauderdale. Nationally, EDENS describes a portfolio of more than 100 open-air retail and mixed-use properties in high-growth markets.

Construction Timeline and Outlook

EDENS said the construction phase at Shadowood is expected to last between 18 and 24 months. The last phase of new retail is projected to open late in 2027. The company has not disclosed the total capital investment associated with the program.

The project is structured as an incremental reconfiguration and intensification of an existing center, with the total program square footage distributed across both new construction and renovation of existing buildings.
