Newmark has completed approximately 180,000 square feet of new office leasing at 10000 Energy Drive in Spring, Texas over the past 16 months, the firm announced Sept. 17. The activity, which encompasses six headquarters commitments, brings the 563,716-square-foot, LEED Platinum-certified trophy office complex to nearly 90% occupancy.
Tenants and Brokers Behind the Leasing Activity
The new leases were executed in the property's South Tower and include commitments from Enerflex, DSV, Iron Oak Energy Solutions and TETRA Technologies, along with two additional headquarters tenants that were not identified. TETRA Technologies' 61,975-square-foot headquarters lease was previously announced in December 2025 and was described at the time as among the top five largest new office leases in the Houston metro year-to-date.
Newmark Executive Managing Director David Baker, Managing Director Elliott Hirshfeld and Director Kristen Baker serve as exclusive leasing agents for the landlord at the property. On the tenant side, Newmark Executive Managing Director Joshua Brown and Associate Director Adam Grimm represented Enerflex in its lease. Rich Pancioli of CBRE represented DSV, while Anthony Squillante and Josh Morrow of Avison Young represented Iron Oak Energy Solutions.

Property Overview: 10000 Energy Drive
10000 Energy Drive is a two-building, 10-story office complex built in 2014 and situated within the City Place master-planned mixed-use district along Interstate 45 in North Houston. The South Tower totals approximately 288,609 square feet, while the complex as a whole spans 563,716 square feet. The property holds LEED Platinum certification and features more than 40,000 square feet of indoor and outdoor conference space, a fitness center, a curated food hall, extensive green space, a 1.1-mile nature trail and floor-to-ceiling glass throughout.
The property's North Tower is fully occupied by Expand Energy Corporation. The South Tower has absorbed the six new headquarters commitments announced as part of this leasing wave, with Enerflex, DSV, Iron Oak Energy Solutions and TETRA Technologies among the confirmed tenants.
The complex's location provides direct access to George Bush Intercontinental Airport and connectivity to the region's major employment hubs. Nearby retail, hospitality and residential amenities within the City Place development further support its appeal to corporate occupiers.
Houston Office Market Context
The leasing performance at 10000 Energy Drive stands in contrast to the broader Houston office market, where overall vacancy remains in the mid-20s percent range. According to Newmark Research, Class A properties accounted for 66% of leasing volume in the first quarter of 2026 despite representing a smaller share of total transactions, reflecting continued demand concentration in top-tier assets. The firm noted that while overall leasing activity in Houston has moderated, well-positioned trophy assets in leading suburban locations have continued to outperform as occupiers prioritize workplace experience, operational efficiency and talent accessibility.
The six headquarters commitments at 10000 Energy Drive over a 16-month span illustrate how that flight-to-quality dynamic is playing out at the submarket level in North Houston, where the property's amenity base, infrastructure and connectivity have drawn corporate users seeking large-format, high-quality space.
