eQ Group's EUR 1.7B Community Properties Fund Earns Moody's Baa3 Rating in Historic First for Nordic Real Estate

Finland's largest property fund has reached a milestone in Nordic real estate financing. On March 31, 2026, Moody's Ratings assigned an investment-grade Baa3 rating with a stable outlook to the eQ Community Properties Fund, managed by eQ Asset Management, a subsidiary of eQ Group. The designation marks the first time a Nordic property fund has received a rating from a global credit rating agency — a development the firm says will broaden its access to debt capital markets and support its international growth ambitions.

Rating Reflects Fund Scale and Tenant Profile

The eQ Community Properties Fund holds EUR 1.7 billion in assets and is the largest property fund in Finland. The Moody's rating reflects the fund's position as the country's largest private investor in social infrastructure properties, a portfolio concentrated nearly 60% in the Helsinki capital region and other major urban growth centers. Approximately 65% of the fund's rental income is derived directly from public sector tenants, underpinned by long-term, index-linked lease agreements.

Jennifer Eloheimo, Head of Real Estate Investments at eQ Asset Management, described the rating as a strategic milestone. "A public rating is an important milestone in our fund's strategy. It enables broader and deeper access to debt capital markets. For investors, the rating presents the solidity of the fund. It further enhances our target to have an effective and balanced long-term financing structure," Eloheimo said.

Eloheimo also tied the rating to broader transparency goals. "The rating supports our target of further increasing the transparency of the funds. We recently introduced a significant upgrade to the financial reporting: our property funds report in a manner that is largely comparable to listed real estate companies. With these actions, we are a forerunner among the Finnish real estate funds," she added.

Social Infrastructure Focus Anchors the Portfolio

The fund's investment focus is on social infrastructure properties. The Helsinki capital region concentration, representing nearly 60% of portfolio value, and the fund's reliance on public-sector tenants with long-term, index-linked rental income formed a central basis for Moody's assessment, according to the fund's announcement.

eQ Group Eyes International Institutional Clients Under Strategy 2030

Under its Strategy 2030, eQ has identified real estate as one of its primary future growth areas, with plans to expand into international institutional client segments. The Moody's rating is viewed internally as a key enabler of that expansion.

Jouko Pölönen, CEO of eQ Plc, commented on the rating's significance. "This rating is a stamp of quality and credibility and thus an important enabler of our international recognition and growth of the fund. The team has done consistent and proactive work in developing the fund," Pölönen said.

eQ Group manages approximately EUR 13.8 billion in total assets across its asset management and corporate finance businesses. Its subsidiary, Advium Corporate Finance, provides advisory services related to mergers and acquisitions, real estate transactions, and equity capital markets. eQ Plc's shares are listed on Nasdaq Helsinki.

Implications for Nordic Property Fund Financing
