Equus Capital Partners announced the acquisition of Falls Lake Commerce Center, a three-building Class A industrial real estate portfolio totaling 341,867 square feet in Butner, North Carolina, for $46.85 million. The real estate acquisition was completed on behalf of Sweet Grass II, a programmatic joint venture between an affiliate of Equus and a U.S.-based public pension plan.

The fully leased real estate portfolio is located at 100, 200, and 300 Business Park Drive in Butner, within the Raleigh-Durham metropolitan area.

Industrial Real Estate Portfolio Details

Falls Lake Commerce Center comprises three modern tilt-wall logistics facilities developed between 2009 and 2015. The buildings real estate features include 30-foot clear heights, ESFR sprinkler systems, shared truck courts, and a total of 53 dock-high doors and 6 drive-in doors, providing flexible layouts suitable for distribution, manufacturing, and light-assembly users. The portfolio also includes a 1.2-acre industrial outdoor storage lot with approximately 65 trailer stalls.

The portfolio is 100 percent leased to three tenants operating across logistics, manufacturing, and food production uses, including UPS as an anchor tenant. Lease terms provide stable in-place cash flow with built-in rent growth, while maintaining flexibility over the hold period.

Falls Lake supports Equus Capital Partners' industrial investment strategy to acquire institutional-quality industrial assets in established, high-growth markets with efficient access to transportation infrastructure. The property offers tenants convenient access to Interstate 85, Research Triangle Park, and Raleigh-Durham International Airport, while providing a cost-advantaged alternative to more constrained infill submarkets.
