ESR Group Raises RMB 1.6 Billion Recapitalization Fund for Industrial Real Estate in Shanghai and Suzhou
ESR Group, an Asia-Pacific-focused real asset owner and manager, announced April 21 that it has entered into an agreement with two leading domestic Chinese insurance groups to establish a dedicated RMB income fund with a total investment capacity of RMB 1.6 billion to recapitalize two multi-storey logistics and industrial real estate assets in Shanghai and Suzhou.
Fund Structure and Industrial Real Estate Acquisition
The fund brings together an existing ESR capital partner and a domestic insurer investing through ESR's China platform for the first time. ESR will retain an active role as both fund manager and asset manager, along with a minority interest in the fund, maintaining operational continuity across leasing, operations, asset management, and fund management functions.
Subject to customary transaction conditions, the fund is expected to acquire two ESR-owned multi-storey logistics and industrial assets located in Shanghai and Suzhou — established logistics hubs within the Yangtze River Delta economic region. Together, the assets comprise approximately 320,000 square metres of gross floor area and are designed to support warehousing and industrial manufacturing uses.
The portfolio serves an existing customer base across sectors including automotive manufacturing, e-commerce, renewable energy, and semiconductors — a diversified occupier mix that reflects demand tied to modern supply chains and advanced manufacturing activity in the region.
ESR's Capital Recycling Strategy
Jeffrey Shen, Co-Founder and Co-CEO of ESR, described the transaction as consistent with the firm's capital recycling strategy and long-term growth positioning in China. "We continue to see strong alignment with long-term institutional capital that recognises the resilience and strategic importance of modern logistics real assets in China," Shen said. "This transaction reflects our ability to partner at scale with domestic institutions to access growth opportunities and our long-term conviction in high-quality assets."
Expanding ESR's China Capital Partner Base
The participation of a first-time insurer through ESR's China platform signals continued institutional engagement with the domestic logistics sector. ESR noted that the transaction underscores continued engagement from domestic institutional capital seeking exposure to modern logistics assets in strategically located markets.
Total Investment Capacity and Deal Context
The fund's total investment capacity of RMB 1.6 billion covers approximately 320,000 square metres of gross floor area across two properties in the Yangtze River Delta region. No additional financial terms, including cap rates or individual asset valuations, were disclosed.
The transaction is subject to customary closing conditions.
