Everflow Supplies Leases 332,635-Square-Foot Building at Linden Logistics Center in New Jersey

Everflow Supplies, a national distributor of plumbing, HVAC, mechanical, fire protection, electrical and industrial products, has leased the entire 332,635-square-foot building at 100 Linden Logistics Way in Linden, New Jersey, Greek Real Estate Partners announced on Oct. 6, 2026. The facility will serve as Everflow Supplies' corporate headquarters.
The building will expand Everflow's capacity, consolidate its operations and support the integration of recently acquired businesses. The lease means all seven existing buildings at the 4.1-million-square-foot Linden Logistics Center, developed by Advance Realty Investors, Greek Real Estate Partners and PGIM Real Estate, are now fully leased.
Everflow Supplies Takes Final Existing Building at Linden Logistics Center
The Everflow Supplies lease covers the whole of 100 Linden Logistics Way, a Class A warehouse and distribution building. The campus is planned as an eight-building industrial park in the New Jersey/New York Port Region. The seven existing buildings range from 332,635 square feet at 100 Linden Logistics Way to 840,203 square feet at 600 Linden Logistics Way, and total roughly 3.75 million square feet.
Linden Logistics Center is 93 percent leased overall. Its tenant roster includes Maersk, Peloton, Samsung, SpeedX and Fabuwood Cabinetry. CBRE is marketing the park's eighth and final building as a 275,900-square-foot build-to-suit at 900 Linden Logistics Way, with completion planned for spring 2028.
Building Specifications and Tenant Improvements
Greek Design|Build completed 100 Linden Logistics Way and will begin Everflow's tenant improvements. These include 15,000 square feet of office space with a breakroom, lab spaces and support areas.
The LEED-certified building offers:
- 40-foot clear heights
- 50 loading docks and two drive-in doors
- 50 trailer parking spaces
- Parking for 187 cars
The property sits within Foreign Trade Zone 49 and benefits from a 30-year payment in lieu of taxes agreement with the City of Linden. The building had previously been marketed as new construction available for immediate occupancy, with divisible availability beginning at roughly 96,000 square feet.
Location Drove the Decision, Greek Real Estate Partners Says
Alex Motiuk, Director of Investments and Capital Markets at Greek Real Estate Partners, described Everflow as the kind of tenant the park was built for: a New Jersey company that had outgrown its existing space.
"They needed a modern building close to the port, the airport and the Turnpike, and one available for immediate occupancy," said Motiuk.
Motiuk also noted that very little new Class A product remains in northern New Jersey, so when a tenant finds the right fit, deals come together quickly.
Northern New Jersey Industrial Market Context
CBRE data showed overall northern New Jersey industrial vacancy of 7.6 percent in the second quarter of 2026, while Class A vacancy declined by 270 basis points to 15.3 percent. Class A leasing remained active, with 22 deals totaling 3.6 million square feet, and record Class A net absorption of 6.6 million square feet was reported.
The northern New Jersey construction pipeline has contracted to approximately 7.3 million square feet. Average Class A asking rents were $18.85 per square foot, down 4.2 percent year over year, while overall asking rents were $16.82 per square foot, down 4.6 percent.
Other brokerage research shows differing measurements, reflecting variations in geography, building-size segmentation and methodology. JLL reported northern New Jersey vacancy of 5.0 percent and availability of 8.2 percent, with Class A asking rents averaging $21.38 per square foot compared with $15.95 for Class B/C properties. NAI James E. Hanson reported first-quarter overall vacancy at 7.0 percent and Class A rents at $16.08 per square foot.
What the Everflow Supplies Lease Means for Linden
With the lease, the existing portion of Linden Logistics Center is fully occupied, leaving the planned 900 Linden Logistics Way build-to-suit as the remaining component of the campus. For Everflow Supplies, the building brings its headquarters, expanded capacity and recently acquired businesses together in one location near the Port of New York and New Jersey, Newark Liberty International Airport and the New Jersey Turnpike.
