Fairfax Communities has sold two manufactured housing communities in Utah, with Berkadia serving as the broker on the transaction, the firm announced Aug. 4, 2026.

The portfolio comprises Mountain Shadows RV Park, a 176-site hybrid RV and manufactured housing community at 13275 S. Minuteman Drive in Draper, and Mountain View, an 83-site all-ages manufactured housing community at 1060 South Main Street in Brigham City. Financial terms of the transaction were not released.

Managing Director Ian Hilpl, Senior Managing Director Kevan Enger, and Directors Brian Hummell and Hunter LaRocca of Berkadia Manufactured Housing led the transaction on behalf of the seller.

Asset Details

Mountain Shadows RV Park sits in suburban Salt Lake County with direct access to Interstate 15, positioning it near Downtown Salt Lake City and outdoor recreation in the Wasatch Mountains, including the Bear Canyon Suspension Bridge Trailhead. The property's hybrid structure — combining transient RV spaces with longer-term manufactured housing pads — presented underwriting complexity, according to Berkadia. On-site amenities include a swimming pool, jacuzzi, showers, laundry facilities, a dog walk, and grassy tent areas. Draper is located within the Silicon Slopes technology corridor, an area that has seen sustained job growth in tech and logistics sectors, contributing to elevated housing costs and demand for lower-cost residential alternatives.

Mountain View in Brigham City offers 83 sites with lot rents ranging from $300 to $1,000 per month. The community is situated near the Wellsville Mountains and within driving distance of larger regional destinations for shopping, dining, and services. Amenities include a swimming pool, tennis courts, mini golf, and fishing opportunities. The wide rent spread at the property reflects a mix of basic lots, where residents own their homes and pay for the site, alongside higher-amenity or larger pads.

Transaction Dynamics

Hilpl cited Salt Lake City's housing market conditions as a central factor in the deal's outcome.

"Salt Lake City is one of the most competitive markets in the country due to limited inventory and the high cost of housing," Hilpl said. "The hybrid component of Mountain Shadows presented some challenges, but those were overcome by the strength of the asset's location. Our team was able to deliver competitive pricing and terms, including material non-refundable earnest money at PSA execution, which resulted in a positive outcome for all parties involved."

The requirement for material non-refundable earnest money at the time of purchase and sale agreement execution points to a competitive bidding environment, a dynamic that has become common in Western manufactured housing and RV markets where institutional interest has intensified in recent years.

Sector and Market Context

The two-asset portfolio offers exposure to distinct demand profiles. Mountain Shadows captures both hospitality-driven RV revenue and longer-term ground-rent cash flows in a high-barrier infill market, while Mountain View serves workforce and lifestyle-oriented residents in a smaller regional hub north of the Ogden–Salt Lake metropolitan cluster.

Manufactured housing communities and RV resorts have drawn growing institutional capital over the past decade, driven by characteristics including low structural capital expenditure requirements — residents typically own their units and lease the underlying land — high resident move-out friction, and countercyclical demand as households seek lower-cost living options during periods of elevated housing costs. The broader U.S. housing shortage, estimated at around 7 million homes, has accelerated interest in manufactured housing as a de facto affordable option in supply-constrained markets, supporting high occupancies and rent growth in well-located communities.
