Finial Group Sells 86,250-SF Limestone Industrial Portfolio in Balch Springs, Closing Out $36M Fund 5

Balch Springs, Texas – Finial Group has sold the Limestone Portfolio, a four-building, 86,250-square-foot industrial property in Balch Springs, Texas, to an owner-user, the firm announced. The sale marks the completion of the full investment cycle for Finial Group's Fund 5, a $36 million fund within the firm's Freestanding Industrial Aggregation Fund series.
Finial Group Completes Fund 5 Investment Cycle
Finial Group owned the portfolio through its investment platform and facilitated the sale. Fund 5 was launched before the COVID-19 pandemic and navigated a period of significant economic uncertainty and disruption before reaching its exit, the firm said. Finial Group stated the fund delivered a positive result for its investors.
The firm said the portfolio was acquired, actively managed through its in-house leasing and property management teams, and sold at an opportune time. Finial Group described the outcome as an example of how its Freestanding Industrial Aggregation Fund strategy creates value for investors across the Sunbelt, including through challenging market cycles.
Limestone Portfolio: Four Freestanding Buildings on Nearly Nine Acres
The Limestone Portfolio comprises four freestanding buildings totaling 86,250 square feet along Limestone Drive and Allumbaugh Drive in Balch Springs, part of the Southeast Dallas industrial submarket. The property sits on approximately 8.76 acres and includes an outdoor storage component in an infill location within the Dallas–Fort Worth metroplex. The facility at 11218 Limestone Drive was built in 1979.
Finial Group said the outdoor storage component and infill location made the portfolio an attractive acquisition for an owner-user seeking to control its own facilities in one of the nation's most competitive industrial markets.
Dallas–Fort Worth Industrial Market Context
The sale comes as Dallas–Fort Worth industrial fundamentals have improved from the market's recent vacancy peak. Second-quarter 2026 vacancy was 9.3%, down from an 11.1% peak in the third quarter of 2024, with average asking rents of $8.99 per square foot. Third-quarter vacancy was measured at 8.3%, with 13.6 million square feet of quarterly net absorption.
Dallas–Fort Worth recorded 17.9 million square feet of net absorption in the first half of 2026, the highest total among U.S. industrial markets. Vacant available space fell by 7.1 million square feet during the second quarter and by approximately 19% over the prior year.
The market is also absorbing a large amount of new supply. About 31.2 million square feet was under construction in the second quarter, while another market update put the figure at approximately 33.91 million square feet in 2026.
Valuation Benchmarks
Dallas–Fort Worth industrial sales averaged approximately $138.93 per square foot and a 6.21% capitalization rate in the second quarter of 2026. Those figures represent market-wide averages and are not specific to the Limestone Portfolio transaction.
Outlook
With the Limestone Portfolio sold, Finial Group has closed out Fund 5, which was held through the pandemic-era disruption. Fund 5 sits within the firm's Freestanding Industrial Aggregation Fund series, which the firm says creates value for investors across the Sunbelt.
