Tailwind Group, an owner and operator of student housing communities nationwide, announced Oct. 15 that it acquired The Holly, a 288-unit, 864-bed student housing community serving Texas Tech University in Lubbock, Texas.

The property is located at 3710 Erskine St., about 3.5 miles from the Texas Tech campus. The acquisition expands Tailwind Group's investment in Power 4 university markets, according to the firm.

Tailwind Group Acquisition Details

The Holly comprises 288 units and 864 beds, equivalent to three beds per unit. Floor plans at the community include two-, three- and four-bedroom layouts ranging from approximately 794 to 1,448 square feet. The community was built in 2006. The property is also marketed as The Holly Student Apartments and offers shuttle access to campus.

Tailwind Group described the purchase as part of its focus on value-add opportunities in university markets with strong fundamentals. The firm said the property's location provides a foundation for strategic improvements intended to enhance the student living experience and strengthen the community's position in the market.

Planned Renovation Program

Beginning in December 2026, The Holly will undergo a comprehensive renovation program to modernize community spaces, enhance the exterior and introduce smart technology throughout the residences. Planned improvements include:

  • A redesigned, reconfigured clubhouse
  • Refreshed exterior amenities
  • Enhanced landscaping and signage
  • Smart technology in the residences
  • Other property-wide improvements

Comments From Krystal Pierce

"We are excited to continue investing in Big 12 markets and build on the strong foundation The Holly already has in the Texas Tech community," said Krystal Pierce, Chief Relationship Officer and General Counsel of Tailwind Group. "Through thoughtful renovations and strategic improvements, we see an opportunity to elevate the student living experience, strengthen the property's market position, and create long-term value for our partners."

Tailwind Group said that as Texas Tech enrollment and demand for off-campus student housing continue to grow, The Holly presents an opportunity to build on an established community through renovations, strategic investment and operational excellence.

Tailwind Group's Student Housing Portfolio

Tailwind Group states that it is recognized as one of the nation's top student housing owners and managers. Its portfolio includes approximately 43 communities offering more than 21,000 beds across 16 states and 25 universities.

The Holly adds a Texas Tech market holding to that portfolio and furthers the firm's stated strategy of investing in Big 12 and other Power 4 conference markets. The planned renovation reflects a value-add approach centered on upgrading an existing community's amenities, exterior and in-unit technology.
