Foundry Commercial Acquires Fort Worth Site for 192,000-SF Gemini Logistics Center

Foundry Commercial has acquired a site in Fort Worth, Texas, where it will soon break ground on Gemini Logistics Center, a two-building, 192,000-square-foot Class-A industrial development along one of North Texas' primary logistics corridors, the company announced July 21, 2026.
The project is positioned along the I-35W corridor in Fort Worth, a north–south freight route connecting Alliance, Denton, and the broader Dallas–Fort Worth logistics ecosystem. Foundry Commercial's Development & Investments analyst team identified the corridor as a priority investment opportunity based on strong economic and population growth, expanding residential development, and favorable industrial market fundamentals.
Project Origins and Deal Team
The project traces its roots to a strategic market analysis prepared by Foundry Commercial's Development & Investments analyst team. Vice President Randy Blankenship later identified the site, enabling the team to pursue the acquisition and guide the project through an entitlement and permitting process spanning more than a year.
The deal is led by Deal Principal Rick Coe and Vice President Daniel Davidson. Deal Principal Austin Reynolds, who recently joined Foundry Commercial's Dallas–Fort Worth Development & Investments team, also joined the effort.

Project Characteristics and Corridor Positioning
Gemini Logistics Center will comprise two Class-A industrial buildings totaling 192,000 square feet. The development is designed to serve tenants requiring direct access to I-35W for regional distribution, with connectivity into the broader DFW industrial submarket anchored by Alliance and north Fort Worth.
The I-35W corridor provides linkage from Fort Worth to Alliance's intermodal infrastructure and north–south truck routes serving Texas' major markets. The project is positioned to attract logistics operators, distributors, and e-commerce occupiers seeking regional distribution capacity within Texas and the broader Central U.S.
The more than year-long entitlement and permitting process preceding the acquisition reflects the complexity of bringing new industrial product to market in high-demand locations, where zoning coordination and infrastructure requirements can extend pre-development timelines significantly.
Foundry Commercial's Expanding Industrial Platform
Gemini Logistics Center is part of a broader industrial push by Foundry Commercial. The firm's Development & Investments platform has closed eight investments totaling nearly $500 million in 2026 alone. An additional 15 projects representing approximately $1 billion are currently under contract, with the pipeline focused on high-growth Sun Belt markets.
The addition of Austin Reynolds to the Dallas–Fort Worth Development & Investments team reflects the firm's continued staffing investment in the region.
The DFW metro has ranked among the nation's leaders in net in-migration and job growth, driving demand for consumer goods distribution, building materials warehousing, and e-commerce fulfillment. Industrial demand along select I-35W nodes has remained supported by tenant preference for modern Class-A design — including higher clear heights, deeper truck courts, and abundant dock doors — over older legacy stock.
Transaction Terms
Financial terms of the land acquisition, including the purchase price and total project cost, were not disclosed. Foundry Commercial did not identify a seller in connection with the transaction.
