Grosvenor Provides £53.5 Million Loan to Beltane Asset Management and TPG Angelo Gordon for Belgravia Office Redevelopment
Grosvenor's UK lending business has closed a £53.5 million loan to Beltane Asset Management and TPG Angelo Gordon to finance the acquisition and redevelopment of One Chester Street, an office building in Belgravia, the firm announced July 23, 2026.
The transaction is the largest loan completed to date under Grosvenor's UK property lending strategy, which the firm launched in 2022 to provide flexible financing to experienced sponsors across the real estate lifecycle, including ground-up development, refurbishment, repositioning, and asset enhancement projects throughout the United Kingdom.
Deal Structure and Asset Details
The three-year facility will support an extensive refurbishment programme at One Chester Street, a roughly 50,000-square-foot building situated on the corner of Chester Street and Grosvenor Place in Belgravia. The property benefits from dual frontage and proximity to Mayfair, St. James's, and Knightsbridge — among London's most prestigious West End office locations.
The planned redevelopment is designed to reposition the asset as a high-quality, sustainable office destination. Work is expected to deliver Grade A office space with private terraces and views, while enhancing the building's sustainability credentials. Financial terms beyond the loan amount and tenor were not disclosed.
Belgravia's planning sensitivity and conservation constraints severely limit new office development in the area, making comprehensive refurbishments of existing buildings one of the primary mechanisms for creating modern, ESG-compliant space in the submarket. Demand for best-in-class offices in the area is driven by family offices, boutique asset managers, private equity firms, and high-margin professional services tenants seeking proximity to Mayfair and Knightsbridge.
Grosvenor's Lending Strategy and Market Positioning
Grosvenor's UK lending business operates from the firm's own balance sheet, combining long-term capital with in-house real estate expertise to underwrite complex development, refurbishment, and repositioning opportunities. Over the next decade, Grosvenor aims to deploy approximately £1 billion through the lending platform, targeting projects that deliver commercial returns, increase housing and office supply, and contribute to the decarbonisation of the built environment.

The One Chester Street loan aligns with that strategy, channelling capital toward refurbishment and adaptive reuse in a conservation-sensitive area where new construction is rarely feasible.
