BIRMINGHAM, AL — July 1, 2026Harbert Management Corporation has sold Cypress Park, a 256,838-square-foot infill last-mile industrial park located in Orlando, Florida's Southeast Orange submarket, the firm announced Tuesday. The disposition marks the completion of a value-add business plan that saw the Birmingham-based alternative asset manager lift occupancy from 88% to 100% and push recent lease rates to more than 50% above in-place rents at the time of acquisition.

Property Overview and Location

Cypress Park comprises five shallow-bay warehouses in Orlando, directly off Florida's Turnpike and U.S. 441. The park's infill location places it in close proximity to Downtown Orlando and Orlando International Airport, and within a 90-minute drive of more than 6.4 million people. According to Harbert Management Corporation, the property provides access to six of the 10 fastest-growing counties in Florida.

At the time of sale, the park was home to 26 tenants across nine industries, including technology, manufacturing, and retail distribution.

Value-Add Execution

Harbert Management Corporation acquired a 100% interest in Cypress Park in 2024, when the property was 88% occupied and in-place rents were below $10 per square foot. The firm said it has since achieved full occupancy, with recent leasing activity averaging more than 50% above those in-place rents. Financial terms of the current sale, including the sale price, buyer identity, and cap rate, were not disclosed.

Harbert Management Corporation described the Cypress Park sale as another completed transaction within its U.S. Real Estate strategy, which the firm characterizes as a hands-on, value-added approach targeting income and capital appreciation across multifamily, industrial, retail, and office sectors in key U.S. markets.

Founded in 1993 and privately owned, Harbert Management Corporation reported approximately $7.8 billion in regulatory assets under management as of May 31, 2026. The firm serves institutional investors across multiple asset classes, including seniors housing, European and U.S. real estate, power, growth capital, and credit solutions.
