CHARLESTON, S.C. — Haynsworth Sinkler Boyd has signed a 15-year lease for approximately 26,753 square feet at The Cigar Factory, a historic adaptive-reuse office building on East Bay Street in downtown Charleston, according to an announcement from Colliers | South Carolina.

Colliers brokers Reid Davis, Pete Harper, and Cameron Yost represented the landlord in the transaction. The deal was announced July 14, 2026.

Deal Details and Tenant Positioning

The law firm will occupy a full-floor space that previously served as the headquarters of Garden & Gun, a publication that had maintained a defining presence within the building for more than a decade. With the new lease, Haynsworth Sinkler Boyd becomes the second-largest tenant at The Cigar Factory, trailing only the Clemson University Design Center.

"This was a strategic move for both our people and our clients," said Jeddie Suddeth, a shareholder with Haynsworth Sinkler Boyd and a member of the firm's Management Committee. "The Cigar Factory offers a distinctive setting that reflects who we are as a firm while supporting how we work today. Its location, character, and quality made it a clear choice for our next chapter in Charleston. Interestingly, The Cigar Factory was constructed in 1881, six years before the founding of our firm. Both have withstood the test of time."

About The Cigar Factory

The Cigar Factory, located on East Bay Street overlooking Charleston Harbor, was originally constructed in 1881 and underwent a major adaptive-reuse redevelopment in 2014. It was listed on the National Register of Historic Places in 1980 and designated a National Historic Landmark in 2024.

The building currently houses a mix of creative and institutional tenants. The Haynsworth Sinkler Boyd lease backfills the prominent full-floor space previously occupied by Garden & Gun.

"From the beginning, the vision for The Cigar Factory was to create a one-of-a-kind workplace that respects the building's history while delivering a modern office experience," said Jay Weaver, partner in the Cigar Factory property. "Attracting a firm of this caliber is a strong validation of that vision and of Charleston's continued growth as a place where people and businesses need to be."

Market Context

Colliers noted that large blocks of high-quality office space in downtown Charleston are increasingly limited, and that demand from professional services firms remains focused on experience-driven offices.

"The Cigar Factory has been a staple in the Charleston skyline for decades," said Reid Davis, Managing Director at Colliers. "And now, when a firm like Haynsworth Sinkler Boyd commits to a full floor for 15 years, it reinforces the idea that great buildings in irreplaceable locations continue to outperform."
