B&B HOTELS has opened the B&B Hotel Venezia Laguna, a 406-room hotel at the gates of Venice, Italy, developed in partnership with Batipart Europe and its co-investors through the Lagune Pasithea fund managed by Blue SGR. The company announced the inauguration in Milan on Sept. 18, 2026.

The hotel spans two buildings and is the largest in the B&B HOTELS chain in Italy and the second-largest across the Group, the company said. B&B HOTELS operates more than 950 hotels worldwide, including more than 90 in Italy.

Property Details: B&B Hotel Venezia Laguna on Tronchetto Island

The B&B Hotel Venezia Laguna is located at Isola Nova del Tronchetto 16, 30135 Venice. Tronchetto island sits near Venice's People Mover, a car access point and cruise infrastructure, and serves as a western gateway to the historic city.

The property totals 15,576 square meters, or approximately 167,700 square feet, across its two buildings. B&B HOTELS operates the hotel, while Batipart Europe and its co-investors own the property through the Lagune Pasithea fund, which is managed by Blue SGR.

Batipart Europe and Blue SGR Ownership Structure

B&B HOTELS said the project highlights the long-standing collaboration between Batipart Europe and B&B HOTELS in Italy. The company said the transaction allows Batipart Europe to diversify its Italian leisure fund and establish a strategic presence in a world-class tourist destination, while reinforcing its exposure to prime hospitality assets across key European gateways.

Blue SGR manages the Lagune Pasithea fund through which Batipart Europe and its co-investors hold the property.

Italian Hotel Market Context

The opening comes as Italy's hotel market continues to benefit from expanding international tourism and resilient domestic demand. Cushman & Wakefield characterized supply growth as moderate and controlled, creating a demand-supply imbalance that supports occupancy and pricing stability. Italy recorded approximately 2% year-over-year growth in both average daily rate and RevPAR from 2024 to 2025.

A separate industry estimate put 2025 nationwide hotel occupancy at 68.4% and average daily rate at €198.50, up 7.2% from 2024. The same source identified 118 active Italian hotel projects totaling 14,210 rooms at the end of 2025, with projects under construction representing 45% of that pipeline, and said 32 hotels totaling 3,850 rooms opened nationally during 2025.

Venice faces pressure from the growth of short-term rental inventory, while hotels have remained comparatively resilient. Federalberghi data indicated occupancy gains for Veneto's art cities in June and July 2025. A 2025 analysis reported a 1.5% decline in overnight stays in Venice's historic center, while premium properties achieved average daily rate growth of approximately 5.1%.

Market Implications

With 406 rooms, the B&B Hotel Venezia Laguna adds substantial branded lodging inventory in Venice and broadens access beyond hotels concentrated in the central tourist core. Tronchetto's connections for car, coach, cruise and public transit traffic position the hotel to serve group, leisure and value-conscious travelers at a scale not typical of smaller historic-center properties.

For B&B HOTELS, the opening expands its Italian network. For Batipart Europe, it adds hotel exposure in a major European tourism gateway as part of its Italian leisure fund.
